Position Summary
We are in search of a seasoned Senior Preconstruction Manager to spearhead leadership and oversight on Design-Build initiatives while delivering comprehensive estimates for designated project bids. This role requires collaboration with architects, engineers, owners, and subcontractors to ensure project success.
Key Responsibilities
- Conduct fundamental estimating tasks, including quantity takeoff and pricing development for all trade work, along with the analysis of trade bids.
- Create conceptual budgets for evaluation by the leadership team.
- Oversee the preparation of estimating documents and deliverables with minimal supervision.
- Execute advanced estimating functions, serving as the primary contact for hard bid pursuits, coordinating constructability reviews, and applying relevant indirect costs.
- Manage the preconstruction process for Design-Build projects effectively.
- Coordinate with Operations to ensure a seamless transition from Preconstruction at the project commencement.
- Provide constructive feedback to the design team regarding cost implications and constructability.
- Present findings to clients and facilitate discussions to align budgets and designs with client objectives.
- Exceed client expectations through teamwork and dedication.
- Efficiently manage multiple estimates and bids concurrently.
- Develop precise and comprehensive scopes of work for subcontractor bids.
- Recognize the significance of subcontractor bid coverage and foster subcontractor relationships.
- Analyze subcontractor quotes for completeness and compare costs and quantities with take-offs.
- Maintain strong industry contacts and assist in establishing new relationships.
Qualifications
- Advanced computer skills and proficiency in the Microsoft Office suite.
- Familiarity with OnScreen Take-Off (OST) and Bluebeam software.
- Experience with AutoCAD, Revit, and other BIM software is advantageous.
- Prior experience in Design-Build estimating is a plus.
- A minimum of 10 years of Preconstruction and Estimating experience in a commercial construction environment.
- A Bachelor’s degree in Construction Management or Engineering is preferred.
