Key Responsibilities

  • Develop proposals for both straightforward and intricate Request for Proposal submissions.
  • Assess and provide feedback on all stages of construction documents to ensure compliance with established standards throughout the development process.
  • Analyze and evaluate quotes for relevant scopes, ensuring alignment with bidding documents.
  • Provide pricing based on preliminary plans.
  • Assess vendor proposals to identify any scope overlaps or omissions.
  • Foster and maintain relationships with clients and vendors, keeping accurate records of interactions.
  • Engage directly with vendors for effective communication and negotiation.
  • Collaborate with consultants to formulate specifications for new builds, renovations, and retrofitting projects.
  • Maintain a comprehensive record of historical costs to aid in generating preliminary cost estimates for upcoming projects.
  • Prepare detailed quantity take-offs and assign relevant market cost factors to accurately reflect preliminary and final construction cost estimates.
  • Work alongside the Pre-Construction team to achieve project objectives through effective negotiation and vendor selection.
  • Draft and negotiate clear Scopes of Work for subcontractors and material suppliers to set precise expectations.
  • Perform additional duties as assigned to support company and departmental objectives.

Qualifications

  • Familiarity with applicable building codes related to the scope of work.
  • Extensive technical knowledge in all facets of building construction, including general trades, plumbing, mechanical, and electrical trades, with a focus on energy efficiency and lean construction practices.
  • Strong attention to detail and proficiency in cost analysis.
  • Ability to read and interpret blueprints and specifications effectively.
  • Proficient in using computer and estimating software.
  • Understanding of construction methods and materials to determine the most cost-effective solutions for projects.
  • Excellent organizational and time management skills.
  • Strong communication skills (written, verbal, and electronic) with clients, company staff, subcontractors, and design professionals.
  • Team-oriented mindset.
  • In-depth knowledge of building products, construction details, and relevant regulations and quality standards.

Education and Experience

  • Experience in estimating for commercial projects.
  • Degree in Construction Management or related field preferred.
  • A minimum of 5 years of estimating experience.
