Position Overview: We are seeking a Project Manager who will oversee operations and maintenance planning, as well as coordinate and manage all contract functions between EMCOR and our clients.

Key Responsibilities:

  • Take full accountability for the successful execution of all contract aspects between EMCOR and the client.
  • Facilitate transition team activities to ensure a smooth phase-in of new contracts.
  • Prepare financial forecasts quarterly and provide monthly updates, ensuring contract management aligns with all requirements and financial objectives.
  • Lead a team of technical personnel, ensuring a well-trained and disciplined workforce.
  • Oversee the overall operations of the contract, including daily operations, scheduled maintenance, and administration of subcontracts.
  • Assess and ensure efficient project operations while controlling expenses in line with sound maintenance practices.
  • Provide administrative and technical guidance to staff in completing their assignments.
  • Supervise negotiations and bids for construction contracts and manage those contracts effectively.
  • Plan and delegate project assignments to staff, determining maintenance priorities.
  • Collaborate with the Director of Operations and HR to make recommendations regarding staffing decisions.
  • Advise client facilities staff on matters related to physical plant operations.
  • Ensure proper maintenance of facilities, including HVAC systems, sanitation, and overall building appearance.
  • Coordinate the procurement of necessary supplies and maintain inventory control.
  • Maintain communication with architects, engineers, and contractors involved in major projects.
  • Keep thorough records and procedures to ensure effective management and productivity.
  • Develop and implement training programs for employees.
  • Uphold a robust safety program.
  • Ensure compliance with the EGS Business System among administrative staff.

Qualifications:

  • A minimum of seven years of experience in maintenance and repair of commercial and industrial building systems.
  • Proven ability to plan, organize, and manage all aspects of facility operations.
  • Strong problem-solving skills to collaborate with clients on complex issues.
  • Experience working with diverse personnel across various roles.
  • Knowledge of office administration, plant management, budgeting, and OSHA regulations.
  • Familiarity with CMMS systems.
  • Proficient in Windows and MS Office applications.
  • Demonstrated ability to build and maintain client relationships.
  • Excellent verbal and written communication skills.
  • Ability to lead and organize teams effectively.
  • Capability to work independently or collaboratively.
  • Adaptability to changing priorities.
  • Other duties as assigned by the supervisor.
  • Must possess or be able to obtain a Top Secret clearance.

Physical Requirements:

Involves periodic reaching, bending, kneeling, and crouching.
