Key Responsibilities:

  • Oversee the comprehensive maintenance of the apartment community and manage daily maintenance operations.
  • Identify service issues, replace or repair components, and conduct necessary tests and adjustments.
  • Ensure units are ready for occupancy and maintain ongoing reviews of the make-ready condition with contractors.
  • Perform routine preventive maintenance on HVAC systems and other community equipment.
  • Provide prompt resolution to priority work orders within a 24-hour timeframe.
  • Carry out plumbing tasks, general maintenance, and repairs on property equipment and community structures, along with grounds maintenance and carpentry duties.
  • Adhere to OSHA standards and company safety policies, staying informed about safety regulations and operational practices.
  • Maintain functionality of gated entrances and security equipment, reporting any repair needs.
  • Manage the trash compactor and pool services, including regular pool checks and chemical readings.

Qualifications:

  • Ability to work on various equipment components, perform building maintenance, and assist with basic groundskeeping.
  • Availability for on-call duties.
  • Familiarity with service supplies, equipment, and materials.
  • Experience in building and equipment repairs.
  • Capability to perform various cleaning and apartment service tasks.
  • Proficient understanding of OSHA standards and practices.
  • Strong service orientation with a high-energy, positive attitude.

Education and Experience:

A high school diploma and relevant work experience or training; or an equivalent combination of education and experience.

  • Required: EPA Section 608 certification types I and II.
  • Preferred: CPO Certification.
