Maintenance Technician II Job Description

A Brief Overview

The Maintenance Technician II plays a vital role in ensuring the upkeep and maintenance of rental housing properties. This position requires a skilled and detail-oriented individual who can perform general and specialized maintenance tasks, as well as prepare rental units for occupancy.

Key Responsibilities
  • Respond to service requests for various maintenance tasks, including HVAC, plumbing, electrical, and carpentry work.
  • Perform skilled work in one or more trades, such as HVAC, plumbing, electrical, or locksmithing, requiring advanced knowledge and skills.
  • Maintain equipment and tools in good working condition and demonstrate a safe and proficient operational knowledge of tools.
  • Understand and follow proper use of equipment and chemicals, as well as personal protective equipment (PPE).
  • Follow an established preventive maintenance program for heating and ventilation systems and perform required maintenance tasks.
  • Assist in the make-ready process for vacated units, including painting, sanding, and varnishing, floor tile removal and replacement, and other tasks as needed.
  • Perform emergency maintenance tasks, including sewage back-ups, water main and lateral breaks, fires, and weather-related damage.
  • Ensure unsafe conditions are corrected in a timely manner.
Qualifications
  • High School Diploma or GED with advanced training resulting in a certification, or a degree/journeyman license in building maintenance, or one or more skilled trades or other related subject.
  • 4-6 years of experience in residential maintenance, with strong knowledge of building maintenance and specialized knowledge in one or more trades/skills.
  • Able to work outside in all weather conditions and perform physical work, as well as lift weights of up to 50 pounds regularly and above 50 pounds occasionally.
  • Requires a team player who pays close attention to detail and can prioritize in a fast-moving environment.
  • Must demonstrate excellent communication and interpersonal skills, particularly the ability to interact effectively with a wide range of different people in various situations.
  • Basic computer knowledge.
  • Reliable and dependable attendance and punctuality are essential for this position.
  • DL NUMBER - Driver's License, Valid and in State Required, and EPA certification within 180 Days Required.
