General Responsibilities Summary
The individual in this role is responsible for the upkeep and enhancement of municipal structures and facilities utilized by the City.
Key Responsibilities
The following duties are essential and may be adjusted as needed. Regular attendance and punctuality are critical for this position.
There will be multiple Facilities Maintenance Specialists; the emphasis on specific responsibilities may vary based on each technician's area of expertise.
Electrical Systems Maintenance: Responsible for the upkeep and repair of electrical systems; troubleshooting and maintaining electrical distribution panels, conduits, and outdoor lighting; replacing and repairing light fixtures as necessary; installing new outlets and switches.
Plumbing Services: Involves the installation of kitchen sinks, water lines, etc.; replacing or repairing kitchen and bathroom faucets, flush valves, toilets, urinals, hot water tanks, and damaged sprinkler systems.
Construction and Carpentry: Engages in building cabinets, walls, shelves, etc.; installing roofing materials, flooring (carpet, tile, etc.), windows, new doors, drywall, and suspended ceilings in offices; preparing walls for painting; painting walls and trim; applying wallpaper; coating roofs; repairing desks, chairs, doors, etc.; setting up forms for concrete work; sourcing and purchasing parts for repairs.
HVAC Systems: Involves the installation of ductwork; servicing heating and air conditioning units; replacing compressors, electric motors, thermostats, and other electronic components; taking pressure and temperature readings of refrigerants; recycling refrigerants.
Minimum Qualifications
To be successful in this role, an individual must be able to perform each essential duty satisfactorily. The qualifications listed below represent the knowledge, skills, and abilities required. Reasonable accommodations may be made for individuals with disabilities to perform essential functions.
High School Diploma or equivalent and five years of relevant experience in essential functions.
Journeyman Electrician License and/or Journeyman Carpenter Certificate preferred.
A Class D driver's license and a good driving record are required and must be maintained throughout employment.
Application Requirements
The complexity, guidelines, supervisory controls, and responsibilities described below are representative of this position.
SUPERVISORY CONTROLS:
The supervisor establishes the overall objectives and available resources. The employee and supervisor, in consultation, develop deadlines, projects, and tasks to be completed. The employee is responsible for planning and executing assignments; resolving conflicts; coordinating work with others as necessary; and interpreting policies based on established objectives. The employee may also determine the approach and methodology to be used. The employee keeps the supervisor informed of progress and any potentially controversial matters. Completed work is reviewed primarily for feasibility and effectiveness in meeting requirements.
SUPERVISORY RESPONSIBILITY:
None.
COMPLEXITY:
The work encompasses various duties involving different processes and methods; decisions regarding necessary actions depend on analyzing the subject, phase, or issues involved in each assignment, with multiple alternatives available.
GUIDELINES:
Guidelines are available but may not fully apply to the work or may have gaps in specificity; the employee uses judgment in interpreting and adapting guidelines; the employee analyzes results and recommends changes.
The benefits outlined are for authorized full-time, non-uniformed employees.
Holidays - Twelve (12) paid holidays per year.
Insurance - 100% premium payment for employee health insurance, 75% paid health insurance coverage for dependents; paid life insurance.
Worker's Compensation - Coverage is provided for each employee for medical bills and work time lost due to on-the-job injuries.
Longevity Pay - After completing a full year of employment, an employee is granted longevity pay at the rate of $5.25 per month times the number of years employed.
Vacation - Accrual begins with the date of hire with eligibility to use accrued vacation leave after six months of service. Vacation may be accumulated to a maximum of 30 days.
Sick Leave - All full-time, regular, non-uniformed employees earn twenty (20) sick leave days annually with unlimited accumulation.
Discretionary Leave - Employees with two or more years of continuous service are granted 16-48 hours of discretionary leave each year, depending on length of service.
Retirement Plan - Mandatory and contributory, begins immediately.
