The Property Manager is a key member of the Universal Development Companies team, responsible for overseeing the day-to-day operations of our properties. Key Responsibilities
  • Property Management
    • Manage and maintain accurate records of all community transactions, including rent rolls, delinquency reports, and move-ins/move-outs.
    • Prepare annual budgets and income projections accurately and promptly.
    • Ensure timely collection, posting, and depositing of rents and fees in compliance with company policies.
  • Supervision and Development
    • Hire, train, supervise, develop, and terminate site-level employees per company policies and Regional Property Manager directives.
    • Conduct performance evaluations for supervised employees.
  • Financial Management
    • Understand and operate the property to achieve financial goals.
    • Handle legal actions and documents per State and company guidelines.
    • Maintain vendor/contractor communications regarding scheduling, billing, and certificates of insurance.
  • Operational Excellence
    • Develop and implement procedures and systems within company guidelines to ensure efficient workflow.
    • Maximize property occupancy while balancing occupancy goals and market rent objectives.
    • Utilize approved marketing strategies to attract prospective residents.
  • Resident Satisfaction
    • Address resident concerns and requests promptly to ensure satisfaction.
    • Develop and implement resident retention programs.
Requirements
  • Strong knowledge base in property management, including leasing, marketing, operations, and maintenance.
  • Excellent verbal and written communication skills.
  • Strong organizational skills with attention to detail and accuracy.
  • Ability to manage multiple priorities and meet deadlines.
