MAINTENANCE TECHNICIAN - JOB OVERVIEW:

We are seeking a skilled Maintenance Technician to address the needs of various apartment communities in the Latham, NY vicinity. The ideal candidate will possess a minimum of two years of relevant experience, including the ability to evaluate and execute repairs based on work orders, manage apartment turnovers, perform painting tasks, maintain cleanliness, and ensure the upkeep of property grounds, including snow removal. MAINTENANCE TECHNICIAN - KEY RESPONSIBILITIES:

  • Respond to resident work orders by diagnosing issues and performing necessary repairs, which may include basic electrical and plumbing tasks, as well as drywall and door repairs.
  • Prepare and maintain apartment interiors by patching, painting, and cleaning according to established standards and timelines.
  • Assist in the cleanliness and maintenance of the apartment community and shared spaces.
  • Oversee the maintenance of the property’s exterior and grounds, including snow removal and debris clearance. Ensure walkways are safe and clean by conducting daily inspections for hazards or unsightly conditions.
  • Exhibit a courteous and professional demeanor while communicating effectively and responding promptly to resident needs.
  • Maintain a positive customer service attitude and uphold professional communication standards.
  • Complete necessary logs, work orders, Entrata records, and other documentation as required.
  • Adhere to safety regulations while performing job duties.
  • Perform additional tasks as assigned.

MAINTENANCE TECHNICIAN - REQUIRED SKILLS AND QUALIFICATIONS:

  • Proficient in basic plumbing, electrical work, painting, and carpentry.
  • Ability to troubleshoot and resolve maintenance issues in both apartments and common areas.
  • Familiarity with tools and machinery, with a strong emphasis on safety.
  • Willingness to work on-call and overtime as needed.
  • Professionalism in interactions with residents and team members.
  • Knowledge of painting techniques and cleaning methods.
  • Proficient in English, both written and spoken.
  • Physical capability to lift objects weighing up to 50 lbs without assistance.
  • Ability to operate a company vehicle, ensuring it is clean and fueled.
  • Effective time management and multitasking skills.
  • Capacity to work independently with minimal supervision.
  • Ability to foster positive relationships with coworkers and supervisors.
  • Must not reside in a Sunrise-managed apartment community.
  • Possession of a valid, clean New York State driver's license is required.
  • Must have access to a personal vehicle for commuting to work and traveling between job sites.

PHYSICAL REQUIREMENTS:

· Proficient in English, both written and spoken.

· Capable of lifting objects weighing up to 50 lbs without assistance.

· Ability to stand and walk for extended periods.

· Must be able to navigate the property and ascend steps and ladders to assess building issues and plan maintenance tasks.

· Physically capable of climbing ladders, bending, or accessing confined spaces.

· Must be able to perform repairs and operate tools and machinery effectively.

· Capable of performing snow removal duties.

Compensation details: 18-24 Hourly Wage
