POSITION SUMMARY:
We are seeking a dedicated Maintenance Technician to service various residential properties in the Latham, NY region. The ideal candidate will possess a minimum of two years of relevant experience, which includes evaluating and executing repairs based on service requests, preparing apartments for new residents, painting, cleaning, maintaining exterior grounds, and managing snow removal. A key aspect of this role is the ability to be on-call, deliver exceptional workmanship with meticulous attention to detail, and a sincere commitment to supporting clients, residents, and colleagues.

KEY RESPONSIBILITIES:
- Address service requests from residents by diagnosing issues and performing necessary repairs, including basic electrical and plumbing tasks, as well as drywall and fixture repairs.
- Prepare and maintain apartment interiors to meet established standards and timelines.
- Assist in the upkeep of community spaces and common areas.
- Manage the maintenance of the property’s exterior and grounds, including snow removal and debris clearance. Ensure walkways are safe and clean by conducting daily inspections for hazards or litter.
- Exhibit a courteous and professional demeanor, responding to situations with urgency.
- Maintain a positive customer service attitude and engage in professional communication.
- Complete necessary logs, service requests, and documentation accurately.
- Adhere to safety regulations while performing duties.
- Perform additional tasks as assigned.
SKILLS AND QUALIFICATIONS:
- Proficient in basic plumbing, electrical work, painting, and carpentry.
- Ability to troubleshoot and resolve maintenance issues in both apartments and common areas.
- Familiarity with tools and machinery, with a strong emphasis on safety.
- Willingness to work on-call and overtime as needed.
- Professionalism in interactions with residents and team members.
- Knowledge of painting and patching techniques.
- Understanding of effective cleaning methods and practices.
- Proficient in English, both written and verbal.
- Capability to lift up to 50 lbs. without assistance.
- Ability to operate a company vehicle, ensuring it is clean and fueled.
- Strong multitasking skills and the ability to prioritize tasks effectively.
- Time management skills are essential.
- Physical capability to climb ladders, bend, and access confined spaces.
- Ability to work independently with minimal supervision.
- Maintain positive relationships with colleagues and supervisors.
- Must not reside in a Sunrise-managed apartment community.
- Valid, clean New York State driver's license is required.
- Must have a personal vehicle available for commuting to work and between job sites.
PHYSICAL REQUIREMENTS:
• Proficient in English, both written and verbal.
• Ability to lift objects weighing up to 50 lbs. without assistance.
• Prolonged periods of standing and walking are required.
• Must be able to navigate the property and climb stairs and ladders to assess and plan for repairs or maintenance.
• Must be physically capable of performing repairs and operating tools and machinery.
• Must be able to carry out snow removal tasks.
COMPENSATION: $18-24 Hourly Wage
