**Job Title:** Asset Management Specialist

SERV Behavioral Health System, a leading provider of behavioral healthcare services in New Jersey, seeks an experienced Asset Management Specialist to join our team. As an Asset Management Specialist, you will play a critical role in maintaining and managing our property rentals, ensuring compliance with New Jersey and federal Anti-Discrimination and Fair Housing Act laws.

The successful candidate will have excellent communication and organizational skills, as well as the ability to work independently and as part of a team. You will be responsible for maintaining and ensuring compliance for HUD, EIV, and Tax Credit properties and other special needs housing.

Main Responsibilities:

  • Maintain and ensure compliance for HUD, EIV, and Tax Credit properties and other special needs housing.
  • Keep properties occupied by attracting tenants through advertising vacancies, referrals, and unit showings.
  • Produce accurate financial reports for leadership, including monthly financial records from property operations.
  • Manage tenant information, rent payments, and receivables using property management software.
  • Send monthly resident invoices, keep accurate ledgers, and research payment disputes.
  • Monitor and attend all HUD and Tax Credit property inspections.
  • Maintain Supportive Housing Connection and Community Support Services resident leases and files.
  • Schedule annual inspections for Life Hazard, Fire, Sprinkler, and Alarms; maintain certificates.
  • Collect rents, track and enforce leases, coordinate legal actions, third-party collections, or administrative notices for commercial tenants.
  • Maintain relationships with leased apartment landlords as the point of contact for concerns and disputes.
  • Work with outside counsel on non-payment or lease violations; attend landlord-tenant court proceedings.
  • Facilitate timely exchange of information with external support agencies for timely payments from HUD.

Requirements and Qualifications:

  • Familiarity with New Jersey and federal anti-discrimination laws and Fair Housing Act requirements.
  • Knowledge of New Jersey landlord-tenant law is preferred.
  • Ability to read and comprehend financial statements, including profit and loss statements, general ledgers, and budgets.
  • Flexibility and efficiency in responding to changes in task focus, competing priorities, and multiple deadlines.
  • Computer skills, including MS Office and RealPage or similar property management software.
  • Excellent verbal and written communication skills.
  • Diplomacy and credibility-building skills in interpersonal relationships.
  • Maturity, professionalism, and ability to represent SERV in a positive light externally.
  • Accuracy, organizational skills, multitasking, and attention to detail.
  • Able to work a flexible schedule, including long hours, nights, and weekends.
