Job Title: Maintenance Technician I

We are seeking a skilled Maintenance Technician I to join our team at The Sullivan Apartments, a property managed by NHE, Inc. in Greenville, SC.

Job Summary:

The Maintenance Technician I is responsible for performing general maintenance repairs, apartment make-readies, preventive maintenance, and construction or rehabilitation projects for our apartment community. This role requires flexibility and the ability to work a varied schedule, including weekends, on-call, and some holidays.

Key Responsibilities:
  • Perform maintenance activities for the apartment community under the direction of the Community Manager/Maintenance Supervisor.
  • Work with the Maintenance Supervisor and Community Manager to complete weekly/daily maintenance employee assignments.
  • Assist in maintaining the exterior grounds and curb appeal.
  • Perform maintenance repairs related to electrical, plumbing, HVAC, pools, appliances, and drywall.
  • Identify and correct hazardous community conditions.
  • Coordinate and respond to resident/management requests and Service Requests for occupied apartments.
  • Prepare vacant apartments for move-in and ensure all trash is cleaned out before, during, and after make-ready activity.
  • Walk the property daily to look for needed maintenance and liability hazards and report to the Community Manager.
  • Perform preventive maintenance on equipment and apartments per NHE's schedule.
  • Work with the Community Manager/Maintenance Supervisor to determine supplies and equipment needs.
  • Must have a valid driver's license and means of immediate transportation to provide service calls.
Requirements:
  • Prior apartment maintenance experience is preferred but not required.
  • Must be able to perform basic troubleshooting on HVAC equipment, plumbing systems, electronic systems, all major appliances, pool and spa equipment, and other systems on the community.
  • Must have a valid driver's license and means of immediate transportation to provide service calls.
