About this Role

The Industrial Maintenance Associate plays a critical part in ensuring the smooth operation of commercial properties by performing routine maintenance tasks. As a key member of our facilities team, you will be responsible for representing Highwoods Properties in a professional manner to customers, vendors, and the general public.

This role requires a high level of independence and the ability to work effectively in a team environment. You will participate in and follow the guidelines of Highwoods Safety Program.

Key Responsibilities:

  1. Carry out routine maintenance tasks to ensure the optimal functioning of building systems and equipment
  2. Conduct regular property inspections to identify potential issues and implement corrective actions
  3. Install and repair plumbing fixtures, drain lines, and accessories as needed
  4. Perform regular testing and servicing of cross-connection devices to ensure compliance with industry standards
  5. Contribute to the prevention of downtime by performing routine maintenance on water pipes, controls, and associated equipment
  6. Minor repairs to heating, ventilation, and air conditioning equipment are also part of your responsibilities
  7. You will be responsible for monitoring water chemical treatment programs for cooling towers and fountains
  8. Adjusting thermostats to maintain optimal customer space temperatures is another aspect of your job
  9. Collaborate with the HVAC technician to resolve building-related mechanical or maintenance issues
  10. Respond promptly to repeat customer-related calls and report incidents to the Maintenance Manager and Property Manager
  11. Address minor leaks in roof, window, and fountain areas promptly
  12. Work closely with contractors to perform life safety alarm systems and water-based or dry fire protection systems shut downs and testing
  13. Participate in installing and repairing ceiling tiles, wall coverings, vinyl tile, carpet, cove base, window blinds, signage, etc.
  14. Maintain accurate records and reports related to your work
  15. Support snow and ice removal efforts using hand tools, ice melt, and sand
