Assistant Property Manager

Village Green is seeking an experienced Assistant Property Manager to join our team. As a key member of our community operations team, you will be responsible for assisting the Property Manager with the day-to-day operations of our award-winning apartment communities.
Key Responsibilities:
- Establish and maintain good relations with residents, prospective residents, and vendors.
- Maintain controls over Accounts Receivable, including applying payments to resident ledgers, making daily bank deposits, and following up with residents to ensure prompt payment.
- Manage property management software, including inputting daily activities such as move-ins and move-outs, notices to vacate, and lease renewals.
- Administer the lease renewal program, including generating and delivering renewal letters and leases.
- Generate and deliver general correspondences to residents, vendors, and prospective residents.
- Inspect the condition of move-outs to document charges before refunding security deposits.
- Generate security deposit refunds or reimbursements, including calculating interest and assessing charges.
- Balance month-end reports produced by the property management program.
- Maintain a collection policy for residents who moved out with a balance on their account.
- Assist leasing in marketing long-term vacant units.
- Assist the Property Manager in evictions and follow state eviction laws.
- Monitor property condition and report concerns to the Property Manager or Maintenance Supervisor.
- Adhere to established policies related to fair housing.
- Communicate with co-workers, management, residents, vendors, and outside contacts courteously and professionally.
- Maintain confidentiality of co-workers, management, owners, past and current residents, vendors, and outside contacts.
Requirements:
- 4-year degree
- Previous experience working in an operational-type role
- Good computer skills with emphasis on Microsoft Word and property management software, and Excel experience preferred
- A basic understanding of accounting principles
- Good organizational skills
- Previous experience as a Leasing Consultant or Assistant Manager
- Supervisory skills
- Real estate license
- Ability to communicate effectively
- Must be team-oriented
