Key Responsibilities
The Facilities Operations Manager oversees the team responsible for the maintenance and repair of the community's buildings and grounds, ensuring compliance with federal, state, and local regulations as well as company policies.
- Supervises maintenance, housekeeping, and laundry staff, including hiring, training, performance evaluation, and disciplinary actions.
- Directs maintenance personnel in the upkeep of the community's interior and exterior, inspecting completed work for adherence to standards.
- Manages scheduled maintenance for HVAC systems, elevators, fire and sprinkler systems, generators, landscaping, kitchen equipment, and emergency systems.
- Coordinates resident maintenance requests, addressing plumbing, electrical, heating issues, and light bulb replacements.
- Ensures timely repairs and maintenance of vacated rooms, including painting and carpet cleaning.
- Maintains the common areas, ensuring walls, floors, doors, and woodwork are in excellent condition.
- Establishes positive communication with local authorities, including fire marshals and building inspectors.
- Evaluates plumbing and electrical issues, determining appropriate corrective actions in compliance with local codes.
- Reviews safety data sheets for hazardous materials and implements necessary precautions.
- Assesses property damage and files claims in accordance with company policy.
- Responds to resident or community emergencies as required.

Qualifications
Education and Experience: A high school diploma or GED is required, along with two to three years of relevant experience or training, or an equivalent combination of education and experience.
Certifications and Licenses
A valid state driver's license is required for vehicle travel as needed.
Management and Decision-Making
Utilizes existing guidelines and procedures to make varied decisions within the department, applying sound judgment and experience to solve moderately complex problems.
Knowledge and Skills
Possesses extensive knowledge of maintenance operations and a thorough understanding of the work environment. Ability to multitask and prioritize effectively is essential.
Physical Demands and Working Conditions
- Standing and walking for extended periods
- Interacting with co-workers, residents, or vendors
- Occasional weekend, evening, or night work may be required
- Ability to lift up to 50 pounds
- Possible exposure to various hazards
- On-call duties as needed
