SUMMARY:

The Assistant Project Manager is responsible for planning, directing, and coordinating activities related to the construction of a designated high-rise mixed-use property, ensuring compliance with company policies and regulatory standards.

KEY RESPONSIBILITIES:

  • Support the Project Manager in liaising with regulatory agencies to ensure adherence to relevant codes and regulations.
  • Oversee the preparation and tracking of project documentation, coordinating necessary approvals from internal departments, and consolidating feedback for the design and construction teams.
  • Assist in evaluating change order requests and additional service proposals.
  • Review contractor payment applications and collaborate with financial institutions as needed.
  • Coordinate the acquisition of necessary permits and maintain communication with the building department and consultants.
  • Help prepare and manage the Development Budget throughout the project lifecycle.
  • Assist in the development and monitoring of the project schedule until completion.
  • Conduct regular inspections of the construction site to ensure compliance with specifications, budget, and timeline, and address any necessary repairs or adjustments with the Construction Manager.
  • Maintain ongoing communication with the project team regarding the status of unit and property improvements.
  • Facilitate construction upgrades and ensure all documentation is secured. Conduct final inspections and sign-offs to confirm completion as per contractual obligations.
  • Implement and monitor the company's quality control standards throughout all project phases.
  • Ensure operational requirements are met to deliver projects that align with company standards and specific objectives.
  • Review and approve invoices related to the construction department in collaboration with the Project Manager, and submit approved invoices for processing.
  • Assist in the transition procedures for Operations or Homeowner's Association as necessary.
  • Perform additional duties as assigned.

SUPERVISORY RESPONSIBILITIES:

May supervise contractors and consultants during the construction and close-out phases.

QUALIFICATIONS:

  • Familiarity with architectural and construction practices, procedures, and techniques, as well as applicable local, state, and federal building codes.
  • Previous managerial experience.
  • Excellent communication skills, with a strong attention to detail and the ability to prioritize tasks effectively.
  • Proficient in reading and interpreting documents such as plans, specifications, and safety regulations.
  • Able to interact effectively with clients, vendors, and colleagues at all organizational levels.

EDUCATION and EXPERIENCE:

A minimum of three to five years of relevant experience in construction administration and management of new building projects, preferably with a General Contractor or Architect. Experience with high-rise projects is advantageous. Proficient in computer applications including MS Outlook, MS Excel, MS Word, and Project.

CERTIFICATIONS:

Architectural Certification or General Contractor license is a plus.

LANGUAGE SKILLS:

Ability to comprehend complex instructions, correspondence, and technical documents. Capable of writing clear and concise communication and effectively presenting information in various settings.

REASONING ABILITY:

Ability to address practical problems and manage a variety of concrete and abstract variables in situations with limited standardization.

PHYSICAL DEMANDS:

The physical demands of this role require the employee to be on-site for the majority of the day, with the ability to sit, stand, and walk as necessary. The role may involve lifting up to 25 pounds and requires good vision capabilities.

WORK ENVIRONMENT:

This position involves frequent site inspections and exposure to ongoing construction activities and varying weather conditions. The noise level may range from moderate to loud.
