Maintenance Supervisor Job Description

Job Summary: We are seeking a highly skilled and experienced Maintenance Supervisor to join our team at Inland Residential Real Estate Services LLC. The successful candidate will be responsible for maintaining the physical integrity of our properties, ensuring a safe and secure living environment for residents, visitors, and staff.

Key Responsibilities:

  • Oversee the maintenance and repair of properties, including plumbing, carpentry, electrical, heating and air conditioning systems, swimming pools, landscaping, and cleaning.
  • Manage a team of maintenance technicians, including hiring, training, and disciplinary actions.
  • Develop and implement preventative maintenance programs to prevent costly and time-consuming emergency repairs.
  • Manage department budgets, ensuring expenses are within budgeting guidelines and identifying cost-saving measures.
  • Ensure compliance with OSHA guidelines and maintain a safe working environment.
  • Perform hands-on maintenance and repairs as needed.
  • Communicate effectively with residents, staff, and management to ensure timely and efficient completion of maintenance requests.

Requirements:

  • 5+ years of experience in property maintenance or equivalent maintenance-related fieldwork.
  • 1+ years of supervisory experience preferred.
  • Ability to interact professionally and efficiently with prospects, residents, staff, and management.
  • Hands-on experience with basic plumbing, carpentry, electrical, heating and air conditioning systems, swimming pools, landscaping, and cleaning.
  • Applicant must furnish their own tools and have transportation to pick up replacement parts and supplies from vendors.
  • HVAC certification and CPO certification preferred.
  • Certified Apartment Maintenance Technician (CAMT) preferred.
  • Must be willing to obtain the CAMT if requested by management.
  • Physical requirements include being able to lift 75 lbs., climb ladders and stairs, walk between buildings and on roofs, stoop, kneel, and bend as well as have hand-eye coordination and manual dexterity.

Working Conditions:

  • 40+ hours a week, evenings, weekends, and on-call hours are required as circumstances warrant.
  • Must be able to travel to pick up replacement parts and supplies from vendors.
