The Job

The Job Order Contracting Project Manager is responsible for the successful execution of multiple renovation, repair, and minor construction projects within specified timeframes and budgets. This role requires effective communication, decisive action, and efficient problem-solving among all project stakeholders. The ideal candidate will be ready to grow into the role and eventually lead the entire JOC team.

Essential Functions
  • Coordinate and manage multiple simultaneous projects and tasks throughout the JOC procurement process.
  • Foster and strengthen professional relationships with all project stakeholders.
  • Enhance company assets and strive to achieve maximum revenue and profitability objectives.
Qualifications
  • Proficient in interpreting and executing construction drawings and specifications.
  • Experience in comprehensive project cost estimates, including detailed quantity takeoffs with precise unit pricing.
  • Demonstrates the ability to collaborate with the project management team to develop construction schedules, coordinate labor, and allocate materials, subcontractors, and other resources to schedules and budgets.
  • Strong communication skills to ensure project delays are well-documented and promptly communicate updates to project stakeholders, developing applicable schedule recovery plans.
  • Experience managing monthly project billing and financial projections on or before due dates.
  • Ability to enforce Subcontract agreements and promptly notify subcontractors of any non-compliance issues, including safety, performance, quality, or other deficiencies.
  • Demonstrates a comprehensive understanding of contract requirements related to the project and subcontractors, ensuring all work is managed in compliance.
  • Possesses expertise in value engineering, scope development, and project delivery methods within the public sector.
  • Demonstrates ability to manage multiple Job Orders simultaneously successfully.
  • Experience in Fire Safety, Municipality, Government entities, School Districts, Parks and Recreation design work is highly desired.
  • MUST reside in Phoenix, Tempe, Mesa, or Chandler as the office is located in Tempe.
