POSITION SUMMARY:

The Lead Procurement Specialist will collaborate with the purchasing and construction teams to ensure the timely delivery of high-quality homes while adhering to budget constraints. This role is pivotal in verifying that all contractors and suppliers are duly authorized and contracted to construct homes at competitive rates that align with established timelines and organizational standards. You will be tasked with maintaining the accuracy and currency of Newstar. Participation in quarterly training sessions for field personnel and award meetings is also required.

KEY RESPONSIBILITIES:

  • Establish new vendor and trade packages.
  • Ensure three competitive bids are maintained for each homebuilding task and uploaded into Newstar.
  • Distribute DocuSign pricing agreements to trade partners and maintain records in the database.
  • Support the Purchasing Manager in sourcing new vendors and trade partners.
  • Keep bids and costs updated and accurate on a monthly basis.
  • Verify that contracts are complete and precise before the initiation of new communities.
  • Assist with updates to architectural and structural plans from the field.
  • Create and modify purchase orders in construction software for new projects and changes.
  • Review purchase orders on job start reports and make revisions as necessary.
  • Help in the setup of new plans, options, communities, takeoffs, and color selections.
  • Manage rebate-tracking systems.
  • Evaluate and price lot-specific changes, coordinating with construction, trades, and sales.
  • Maintain an updated vendor contact list.
  • Assist in the development and upkeep of specification documents.
  • Perform related administrative and clerical tasks as assigned.
QUALIFICATIONS:
  • Bachelor's degree in Construction Management, Building Sciences, or a related field, or 4+ years of relevant experience.
  • Minimum of 4 years in residential homebuilding purchasing or operations.
  • Experience in recruiting, negotiating, and enforcing scopes of work for a large trade base.
  • Demonstrated experience with a major production builder, particularly with complex option offerings.
  • Familiarity with construction estimating and purchase order-driven software such as Newstar, Sage, BuildSoft, or FAST is highly advantageous.
  • Proficient in MS Excel.
  • Experience in floorplan development and design.
  • Strong interpersonal skills with the ability to adapt to changing priorities and projects.
