Position Overview:
Provide professional responses to tenant and public inquiries. Efficiently operate and maintain all HVAC and MEP systems. Act as a Systems Operator, oversee maintenance tasks, and assist across various properties as required, ensuring adherence to schedules.

Core Responsibilities

• Address tenant requests in a timely manner.
• Ensure adherence to safety and environmental standards.
• Manage inventory and procurement of parts and supplies.
• Oversee water treatment chemical management and conduct necessary testing.
• Maintain logs and perform inspections on building mechanical and safety apparatus.
• Complete work orders through CMMS.
• Independently operate, maintain, and repair electrical, mechanical, HVAC, and MEP systems.
• Maintain and repair plumbing and architectural systems.
• Adjust HVAC systems to ensure optimal comfort levels.
• Accurately document meter readings, service requests, timecards, and maintenance records.
• Maintain comprehensive plant logs and documentation.

Qualifications

• Minimum of 3 years of experience in building engineering.
• High Pressure Boiler Operator's License and Refrigeration Operator License are preferred.
• EPA 608 Universal Certification is preferred.
• Familiarity with electrical, electronic, pneumatic, and mechanical control systems.
• Proficient in using basic and power tools.
• Ability to interpret shop manuals, drawings, blueprints, and schematics.
• Skilled in troubleshooting and utilizing measuring instruments.
• Competent with personal computers and CMMS software.
• Strong verbal and written communication abilities.

Physical Requirements

• Capability to climb stairs and ladders, and remain standing for extended periods.
• Access to remote locations such as crawl spaces and rooftops.
• Full manual dexterity for various tasks.
• Ability to lift a minimum of 50 lbs and work in challenging environments and varying weather conditions.

Additional Requirements

• Valid driver's license with a clean driving record.
• Ability to safely operate rigging and lifting equipment.
• Maintain positive and professional interactions with colleagues, tenants, contractors, and the public.
• Availability to work evenings, holidays, and weekends.
