JOB SUMMARY: Oversee and provide leadership for functions associated with the Purchasing department and any additional requirements of the division that are related to or influenced by the Purchasing team. This role is recognized as a vital facilitator for both internal and external stakeholders concerning matters related to the purchasing scope of work. ESSENTIAL DUTIES AND RESPONSIBILITIES:
  • Management of all procurement activities:
  • Trade partner management; contracting, bidding, negotiating, approval, and processing.
  • Address subcontractor/supplier/production challenges.
  • Conduct budget analysis and reviews.
  • Engage in the development of product specifications.
  • Maintain online bidding platforms.
  • Administer builder rebate programs with vendors.
  • Assist in resolving payment issues with trade partners.
Facilitate the needs of all departments and employees related to the Purchasing function:
  • Support internal clients - Studio, Production/Operations, Land, Sales.
  • Collaborate with NAPA to track and collect rebates, review and approve subcontract agreements.
  • Engage with National Purchasing to provide requested insights.
  • Communicate with Management, providing timely updates on ongoing projects and areas requiring attention.
  • Facilitate solutions to challenges encountered in the field regarding trade performance or contracts.
Performance Management:
  • Recruit, staff, train, and retain purchasing agents or administrators through effective coaching and performance management.
  • Identify performance gaps and propose solutions to bridge them.
  • Ensure all necessary training is completed, performance reviews are conducted, and development plans are established for key personnel.
  • Develop and implement purchasing policies and procedures.
Approval Process:
  • Oversee the approval process for project initiations, contract modifications, and field purchase orders.
Miscellaneous:
  • Represent the SW region to the National Contracts/Purchasing department.
  • Assist with insurance rate renewals.
  • Provide direct cost estimates for proposed land acquisitions.
  • Ensure compliance with relevant standards and code updates.
EDUCATION/EXPERIENCE/MINIMUM REQUIREMENTS:
  • Bachelor's Degree and/or relevant work experience in a related field.
Experience:
  • Minimum of 4-6 years of purchasing experience in the Real Estate or Homebuilding sector.
  • At least 2 years of management experience preferred.
Knowledge, Skills & Abilities:
  • General knowledge of residential construction and the components necessary for building single-family and multi-family homes.
  • Ability to analyze direct costs to maintain or enhance budgets.
  • Strong organizational skills with the ability to multitask and meet deadlines.
  • Excellent communication and problem-solving skills with the capacity to negotiate contracts that meet the division's needs.
  • Exhibit a cooperative attitude consistently.
  • Strong mathematical and statistical aptitude.
  • Ability to provide leadership and direction to direct reports in alignment with company expectations.
  • Support management as needed or requested.
  • Interact professionally and supportively with all levels of internal and external clients.
Work Requirements:
  • Proficient in computer applications such as Word, Excel, and Outlook.
  • Maintain ethical behavior consistently.
  • Willingness to travel periodically.
  • Ability to work a full workday with additional hours as necessary.
  • This position is onsite.
