We are seeking a skilled Maintenance Supervisor to join our dynamic team in Rapid City, SD. As a key member of our maintenance team, you will be responsible for ensuring our properties are well-maintained, safe, and welcoming.

Main Responsibilities

">

  • Schedule and manage maintenance activities for apartment communities and maintenance staff.

  • Communicate assignments and major tasks to employees, providing clear instructions for completion.

  • Analyze overtime requirements and request corresponding approvals.

  • Create and complete work orders in our property management software.

  • Interview and recommend potential staff members.

  • Counsel, coach, discipline, and train staff members as needed.

  • Develop scopes of work for small improvements/services and seek out qualified contractors to bid on the work.

  • Negotiate pricing and collaborate with vendors to develop an approved vendor list.

  • Determine weekly unit make-ready and service request schedules and coordinate with the Community Manager for additional requests and prioritization.

  • Complete weekly daily maintenance employee schedules and assignments.

  • Monitor work progress and provide immediate assistance and instruction as needed.

  • Coordinate, schedule, and respond to resident and management requests and service requests for occupied apartments.

  • Responsible for 24-hour emergency maintenance service as scheduled.

  • Use work order requests and schedules to establish priorities and determine which requests or emergencies should be top priority.

  • Assign work orders equally to maintenance technicians and monitor the completion of orders to limit callbacks.

  • Repair and replace appliances, plumbing systems, air conditioning/heating/electrical systems as needed.

  • Monitor the number of times a specific repair must be repeated and determine a course of action.

  • Coordinate, schedule, and prepare vacant apartments for move-in.

  • Coordinate and schedule safety and skills training for maintenance employees.

  • Identify and correct hazardous community conditions.

  • Coordinate, schedule, and perform preventive maintenance on equipment and apartments.

  • Order supplies and manage the maintenance budget.

  • Assist with hazardous weather problems, fires, floods, etc.

  • Perform other functions assigned by the Regional VP of Facilities.

Requirements

  • A high school diploma or equivalent, with some college or trade school preferred.

    4-5 years progressively responsible experience in the maintenance/repair of HVAC systems, mechanical and electrical systems, plumbing and grounds in multi-family developments.

    At least 2 years of supervisory experience.

    Basic knowledge in MS Office, Word, Excel, Outlook.

    Experience with any property management software (i.e., Yardi, Appfolio, MRI, etc.) is preferred.

  • Freon recovery certification/EPA Certification Min Type II.

  • Certified Apartment Service Technician (CAMT) is preferred.

  • A valid driver's license to complete off-hours emergency maintenance requests, obtain/transport supplies, etc.

  • Certifications in boilers, plumbing, HVAC, journeyman license, use of fire extinguisher, and first aid preferred.

    Must have training in compressor diagnosis, appliance repair, etc.

    Must have certifications/permits required by city or state to perform job responsibilities.

    Carpentry skills are also required.

  • The employee must frequently lift and/or move up to 50 pounds.
