Responsibilities
  • Inspect properties and collaborate with homeowners and design professionals to develop construction work scope
  • Assist property owners in selecting acceptable contractors; recruit contractors from diverse and under-represented groups
  • Prepare construction contracts for property owners and obtain bids from contractors. Complete environmental review checklists
  • Prepare work write-ups and cost estimates for single-family projects
  • Write detailed construction specifications to ensure projects comply with municipal code
  • Work closely with property owners, architects, engineers, building officials, and contractors throughout the development process
  • Promote contractor retention and cultivate new contractor relationships
  • Inspect construction work and authorize payments. Approve change orders, arbitrate disagreements between property owners and contractors, and obtain lien waivers prior to final payment
  • Conduct follow-up inspections of completed work
  • Prepare detailed forms and reports related to developments throughout the pre-post process
  • Work closely with the Program Administrator and other departmental staff in evaluating the program, determining operational objectives, and meeting overall program goals
Qualifications
  • Commitment to the mission and vision of Community Development C
  • 5+ years of experience in residential building construction, rehabilitation techniques, general contracting, and construction project management
  • Working knowledge of and experience in applying building, zoning, electrical, sanitation, health, and fire codes
  • Thrives in a fast-paced, collaborative team environment
  • Proficiency in Microsoft Office
  • Good written communication skills for writing letters and detailed reports
  • Ability to deal with coworkers, clients, outside agencies, and contractors using courtesy, tact, and good judgment
  • Ability to handle multiple tasks while maintaining accuracy and attention to detail
  • Strong sense of professionalism and discretion required
  • Flexible work hours, including evenings and weekends
  • Must have own transportation and clean driving record
Preferred Qualifications
  • Familiarity with federal, state, and local grant management and eligibility programs
  • Bi-lingual in English & Spanish
