Key Responsibilities

The following duties are essential to the role, though additional tasks may be assigned:

  • Address inquiries from clients and potential clients regarding leasing terms, maintenance obligations, and other property-related matters. Conduct site visits with brokers and prospective clients to showcase available properties. Negotiate leasing management agreements detailing the scope of services and associated costs.
  • Handle incoming calls from current and prospective clients, providing accurate information about available properties.
  • Adhere to internal protocols to minimize errors and enhance client satisfaction. Aim to boost leasing activity and foster positive relationships with clients and tenants. Develop and implement compliance strategies for staff.
  • Respond promptly and professionally to client requests or complaints, ensuring issues are tracked and resolved. Collaborate with the maintenance department or external vendors as necessary, escalating concerns to senior management when required.
  • Coordinate property maintenance and alterations as outlined in management agreements. Utilize internal resources or external contractors for maintenance and upkeep, and work with the Facility Maintenance department for supply procurement. Conduct regular property inspections to ensure safety and compliance.
  • Manage the transfer of utility services for tenants and initiate eviction processes in accordance with legal guidelines, attending court hearings as necessary.
  • Prepare budgets, operating expense reconciliations, vacancy reports, and marketing materials. Assist in assessing the profitability of managed properties.
  • Recommend improvements and repair projects to property owners for consideration. Analyze operations to identify potential cost-saving measures.
  • Collaborate with the accounting department to ensure timely rent collection.
  • Participate actively in scheduled meetings, contributing insights and feedback.
  • Network with industry professionals, including brokers and business leaders, to foster community relationships.
  • Conduct all business interactions with integrity and respect, adhering to company policies and safety standards.
  • Perform regular property inspections to ensure compliance and safety, documenting findings and coordinating necessary repairs.
  • Assist in tenant eviction processes in line with legal requirements, attending court as needed.
  • Work closely with the accounting team to ensure prompt rent payments.

Required Competencies

To excel in this role, candidates should demonstrate:

  • Customer Service: Ability to respond promptly to service requests and manage customer interactions effectively.

Certificates and Licenses
