Role Overview for Procurement Specialist:
The Procurement Specialist is tasked with formulating and implementing sourcing agreements for designated expenditure categories. Additionally, this role supports the Purchasing Manager with departmental and community timelines, along with various purchasing-related functions.

  • High School diploma or GED is required
  • A Bachelor's degree in a relevant field is preferred
  • At least 2 years of experience in a procurement role is preferred
  • Experience in negotiation is advantageous
  • Proficiency in reading and interpreting residential blueprints.
  • Competence in Microsoft Excel, Microsoft Word, JD Edwards, and other software applications
  • Familiarity with construction practices
  • Experience in residential construction is preferred
  • Ability to manage multiple, detail-oriented tasks with concurrent deadlines
  • Strong writing and organizational skills
  • Capability to perform high-level takeoffs.
  • A strong work ethic, integrity, and loyalty are essential
  • Must be a collaborative team player who can thrive under pressure

  • Evaluate bids for completeness and accuracy. Prepare Bid Comparisons and discuss with the management team. Assist in selecting preferred bidders based on competitiveness and ability to meet contract requirements

  • Oversee BuildPro in relation to purchasing (Trade Partner Payment System)
  • Manage and coordinate the process of addressing JDE accounting issues related to contracts or trade partner qualifications with Corporate.
  • Conduct plan takeoffs as necessary.
  • Update and maintain existing contracts as needed.
  • Review all extra EPO's to ensure compliance with approved takeoffs, scopes of work, and proper reason codes, and collaborate with the Expeditor to resolve issues as they arise.
  • Identify trends in extra EPO's to mitigate and reduce costs.
  • Review and process options per change orders.
  • Collaborate with Suppliers/Trade Partners and Field Staff to resolve payment issues, product replacements, and interpersonal conflicts
  • Prepare quarterly corporate reports to secure New Plus Rebates.
  • Maintain organization of Supplier/Trade Partner files and contracts.
  • Review plans and create/revise budgets for multiple new and ongoing communities to ensure architectural support aligns with the budget
  • Ensure compliance with departmental policies and procedures.
  • Provide status updates to the Director of Purchasing regarding ongoing projects and activities.
  • Assist with communication and pricing negotiations with Suppliers/Trade Partners for the division.
  • Support the Purchasing Manager with administrative tasks.
  • Cross-train in all areas of purchasing to assist colleagues as needed.
Support the recruitment of new Suppliers/Trade Partners to maintain an appropriate trade base.
