Key Responsibilities
- Act as the primary liaison for all stakeholders concerning Title Examination, Insurance, and Closing updates.
- Engage with Title and Insurance representatives effectively.
- Analyze the findings from title searches, including easements, encumbrances, and other pertinent title documentation.
- Request and evaluate closing protection letters and initiate orders for funding shield certificates.
- Ensure compliance with title requirements and confirm the issuance of necessary title endorsements, while addressing exceptions appropriately.
- Solicit, assess, and approve pro forma or annotated title documentation prior to closing.
- Request, review, and validate property and liability insurance certificates.
- Gather and analyze current real estate tax data.
- Maintain the lender's Loan Origination System (LOS) with accurate status updates, ensuring data integrity, including Property Addresses, APNs, County, and Vendor Contacts.
- Perform tasks under moderate to close supervision, actively collaborating with supervisors and/or managers to resolve complex challenges.
- Stay informed on all closing protocols and compliance standards.
- Adhere to established Service Level Agreements (SLAs) and deadlines.
- Communicate effectively regarding status and expectations to internal teams, attorneys, and escrow/title personnel.
- Utilize time management skills to manage multiple loans at various stages of the funding process efficiently.
Required Skills and Competencies
- Exceptional attention to detail with the ability to remain organized and solve problems in a dynamic environment.
- Ability to articulate challenges, devise solutions, and analyze situations with innovative thinking.
- Strong verbal and written communication skills with both internal and external stakeholders; capable of presenting findings clearly and concisely.

Education and Experience Requirements
- Associate's or Bachelor's degree.
- A minimum of 2 years of relevant experience in Title/Escrow or Funding.
- Familiarity with lending practices and industry-standard procedures.
