The HVAC Utility Building Engineer will be responsible for the maintenance and operation of commercial buildings, ensuring they are running efficiently and effectively. This includes office buildings, retail spaces, and common areas. The ideal candidate will have 2-5 years of experience in commercial HVAC maintenance and repairs.
Key Responsibilities- Assist building engineers with tenant requests for repairs, including electrical, lighting, plumbing, HVAC, irrigation, windows, walls, flooring, and roofing.
- Complete assigned work orders for corrective repairs daily, review, and schedule work orders accordingly.
- Assist building engineers with preventive maintenance tasks related to building equipment.
- Conduct physical inspections of buildings and report deficiencies.
- Replace lamps and ballasts in common areas and tenant spaces.
- Repair and install plumbing fixtures, such as drinking fountains, faucets, toilets, urinals, and water heaters.
- Touch up painting as needed in common areas.
- Replace damaged or broken ceiling tiles as needed.
- Assist building engineers with inspecting, maintaining, and repairing access doors into buildings.
- Replace door handles/locks at tenant doors as needed.
- Install building directory signage as needed.
- Order and pick up supplies and materials as needed.
- Maintain inventory and organization of the engineering shop and building plans.
- Perform inspections on vacancy spaces for cleanliness and market readiness.
- Respond to tenant requests and maintain records of customer interactions.
- Experience using hand and power tools.
- Experience operating computer systems for service tickets, inventory, and maintenance records.
- Ability to communicate effectively with tenants, employees, and vendors.
- Availability for emergency call-ins and possible weekend and overtime shifts.
- Ability to exercise good judgment and work independently.
- Two years of hands-on experience in commercial maintenance.
- Valid driver's license and clean driving record.
- High school diploma or equivalent.
