  • Estimating and Procurement: Responsible for project estimates, issuing subcontracts, and managing purchase orders.
  • Scheduling: Organize subcontractors, consultants, and vendors to adhere to critical timelines for project completion.
  • Quality Assurance: Conduct quality control inspections to ensure work meets established standards.
  • Communication: Facilitate communication among project teams regarding ASIs, RFIs, and material submissions.
  • Compliance Monitoring: Ensure subcontractors execute their contracted scope of work effectively.
  • Multi-site Management: Manage duties across multiple job sites concurrently.
  • Meetings: Lead subcontractor meetings to synchronize project efforts.
  • Punch List Management: Identify and complete job progress and final punch list items.
  • Budgeting and Bidding: Assist in the budgeting process, bidding, and awarding subcontracts for larger projects.
  • Permitting: Obtain necessary permits and approvals for project revisions.
  • Scope Identification: Recognize work areas that fall outside of the contracted scope.
  • Pre-construction Meetings: Conduct pre-construction meetings with subcontractors.
  • OAC and OEC Meetings: Attend and facilitate Owner-Architect-Contractor and Owner-Engineer-Contractor meetings.

Supervisory Duties: The Project Manager will supervise all staff, subcontractors, consultants, and vendors daily, ensuring adequate manpower and compliance with work standards. This includes overseeing Superintendents as necessary.

Required Skills and Qualifications:

  • Ability to identify and resolve deficient work.

  • Proficient in blueprint reading.
  • Physical capability to lift up to 80 lbs and navigate job sites.

Education and Experience:

  • A minimum of five years of verifiable experience in construction management, with a thorough understanding of trades and proficiency in Microsoft Office (Excel, Word, Project, and Outlook). Experience in multifamily projects is preferred.
