  2. Financial Assessment: Conduct financial evaluations, including investment underwriting, cash flow projections, pro forma assessments, and sensitivity evaluations for prospective real estate investments.
  3. Investment Analysis: Assess potential real estate investment opportunities by scrutinizing property financials, lease contracts, tenant profiles, and property management documentation.
  4. Property Valuation: Perform property valuations utilizing comparative market analysis (CMA), discounted cash flow (DCF) techniques, and other valuation approaches to ascertain investment viability and identify value-add prospects.
  5. Investment Modeling: Create and maintain financial models to evaluate investment returns, conduct scenario analyses, and support decision-making regarding acquisitions, dispositions, and asset management strategies.
  6. Market Insights: Keep abreast of real estate market trends, regulatory developments, and economic factors affecting real estate investments to provide valuable insights and recommendations.
  7. Reporting and Communication: Develop investment memoranda, presentations, and reports that summarize investment opportunities, financial evaluations, and recommendations for senior leadership and investment committees.
  8. Risk Evaluation: Analyze investment risks, including market, financing, operational, and liquidity risks, and suggest strategies for risk mitigation.
  9. Asset Management Assistance: Aid in asset management functions, including performance tracking, variance analysis, and strategic planning to enhance property performance and investor returns.
  10. Team Collaboration: Work closely with internal teams, including acquisition specialists, asset managers, and finance professionals, to implement investment strategies and meet investment goals.

Required Qualifications:

  • Bachelor's degree in Finance, Real Estate, Economics, Business Administration, or a related discipline (Master's degree, CFA, or relevant certifications are advantageous).
  • Demonstrated experience as a Property Investment Analyst, Investment Analyst, or in a comparable role within real estate investment, asset management, or real estate finance.
  • Strong grasp of real estate investment principles, financial analysis, and valuation techniques.
  • Proficiency in financial modeling, including Excel, Argus Enterprise, or other real estate financial analysis tools.
  • Exceptional analytical and quantitative skills, with the ability to interpret complex financial data and market trends.
  • Strong communication and presentation abilities, capable of articulating investment analysis and recommendations clearly and effectively.
  • Detail-oriented with excellent organizational skills and the capacity to manage multiple projects and deadlines.
  • Able to work independently and collaboratively within a team, demonstrating initiative and problem-solving skills.
  • High ethical standards and integrity in managing confidential financial information and sensitive data.
