Position Summary:
The Maintenance Supervisor is responsible for guiding and developing the Maintenance Team while managing the maintenance and capital improvement requirements of designated properties. The primary goal is to fulfill client expectations while adhering to the operational budget and management agreements.
Compensation: $27 - $29 / Hour
Key Responsibilities- Lead a team of maintenance staff, including technicians and groundskeepers, ensuring effective performance management.
- Implement a daily and preventative maintenance program to maintain the property in optimal condition.
- Conduct daily inspections of the property and common areas to identify maintenance issues.
- Ensure timely completion of maintenance requests, typically within 24 hours.
- Oversee the changing of air-conditioning filters and conduct semi-annual apartment inspections.
- Provide on-call maintenance services for emergencies during evenings, weekends, and holidays.
- Perform maintenance checks and repairs on vacant units to ensure readiness for new residents.
- Maintain organized maintenance shops and storage areas, ensuring compliance with safety standards.
- Manage inventory of maintenance supplies within budgetary constraints.
- Ensure all maintenance staff adhere to company policies and procedures.
- Execute additional duties as assigned by the Community Director.
Essential Requirements:
- At least 2 years of experience in a leadership role within property management or related fields.
- High School diploma or equivalent; industry certifications preferred.
- Valid driver's license and a good driving record may be required.
- Proficiency in English, both written and verbal.
- Basic computer skills, including familiarity with property management software.
- Expertise in various maintenance tasks including plumbing, electrical repairs, and HVAC systems.
- Strong customer service and management skills.
- Ability to work collaboratively and communicate effectively with team members and clients.
