Job Overview

POSITION SUMMARY:

The Property Manager is responsible for the comprehensive management of daily property operations, ensuring both the physical and financial health of the community. This role involves leading a team of 2 to 9 members dedicated to fostering an exceptional living environment.

KEY RESPONSIBILITIES:

  • Manage the community in alignment with Renewing Management's objectives and in compliance with company protocols.
  • Implement marketing initiatives to attract potential residents.
  • Conduct market evaluations to maintain competitive pricing and optimize revenue.
  • Regularly review performance reports to guarantee the property’s financial and physical excellence.
  • Represent the organization and community with professionalism at all times.
  • Achieve and aim to surpass targeted occupancy rates.
  • Proactively manage receivables collection.
  • Supervise on-site maintenance tasks, including vendor and contractor management.
  • Maintain open communication with vendors regarding scheduling, billing, and insurance documentation.
  • Ensure resident files are complete and accurately maintained.
  • Address resident inquiries and concerns promptly to enhance satisfaction.
  • Develop and implement strategies for resident retention.
  • Engage in community events on a monthly basis.
  • Coordinate schedules for the entire team.
  • Enhance staff performance through continuous training and management.
  • Ensure the quality of apartments prepared for new residents.
  • Utilize personal computer functions and company software efficiently.
  • Perform additional duties as required.

SKILLS AND QUALIFICATIONS:

  • Preferred certifications include Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM).
  • Ability to apply logical reasoning to identify issues, gather relevant data, and initiate effective solutions.
  • Strong communication skills to convey ideas and objectives to a diverse audience.
  • Maintain a positive demeanor and professionalism at all times.
  • Obtain Fair Housing certification prior to engaging with residents or prospects.
  • Availability to work evenings and weekends as needed.
  • Present a professional appearance consistently throughout the workday.

EDUCATION AND EXPERIENCE:

  • A high school diploma or equivalent is mandatory; a college degree or advanced training is advantageous.
  • A minimum of 2 years of experience as a Leasing Consultant or Assistant Community Manager is required; 3 years of supervisory experience in customer service or related fields with relevant certifications will also be considered.

SUPERVISORY RESPONSIBILITIES:

  • Oversee a team of 2 to 9 individuals.
  • Staff management responsibilities include recruiting, hiring, training, setting expectations, coaching, and addressing performance issues.

PHYSICAL REQUIREMENTS:

This position requires regular sitting, using hands for tasks, reaching, and verbal communication. Occasional standing, walking, and lifting up to 25 pounds may be necessary. Specific vision abilities required include close vision and the ability to adjust focus. Reasonable accommodations may be made for individuals with disabilities.
