Job Summary

We are seeking an Apartment Maintenance Technician to join our team at Sweetwater Creek in Lithia Springs, GA. As a key member of our maintenance team, you will be responsible for completing maintenance work orders, responding to emergency requests, and performing preventative maintenance tasks. You will also interact directly with residents, maintain logbooks and databases, and assist in monitoring contractor work performance.

Responsibilities
  • Complete maintenance work orders for residents, including appliance repair, plumbing, HVAC systems, and minor electrical work
  • Respond to and resolve emergency maintenance requests, including after-hours calls
  • Prepare vacant apartments for rent-ready status
  • Perform preventative maintenance tasks, including cleaning and maintaining equipment and amenities
  • Interact directly with residents, providing excellent customer service
  • Maintain logbooks and databases, including service requests and status updates
  • Assist in monitoring contractor work performance
  • Support the Service Manager in meeting budget responsibilities
  • Follow and promote company policies and procedures
Qualifications
  • 1-3 years of maintenance experience, preferably in apartment maintenance
  • Troubleshooting and problem-solving skills
  • Budget or basic business finance knowledge
  • Refrigeration certification (Type 2 or Universal) or obtain within the first 90 days of employment
  • A valid driver's license and dependable transportation
Physical Requirements
  • Ability to use various hand tools and test equipment
  • Ability to bend, stoop, and kneel for extended periods
  • Ability to push and pull up to 300 pounds on wheels
  • Ability to lift up to 50 pounds
  • Ability to climb ladders up to 40 feet in height
  • Ability to use a hand-truck
