Position Overview:
This full-time role is available at Burbank Apartments for an individual proficient in plumbing, electrical work, carpentry, HVAC, boilers, and general maintenance tasks.

The ideal candidate must be capable of working independently and adapting to shifting priorities. Strong communication skills are essential. A service-oriented mindset and pride in one’s work are crucial.

Reporting Structure:
This position reports to the Property Manager.

Work Schedule:
Regularly scheduled hours: 40 hours per week, Monday - Friday. The standard schedule may be subject to change as per contractual agreements.

Compensation:
Union wages and benefits apply.

On-Call Duties:
On-call responsibilities will be shared among staff members.

Job Responsibilities:
1. Prepare vacant units by repairing, refurbishing, and cleaning as necessary, adhering to site checklists and turnover schedules.
2. Handle on-call responsibilities for lost keys and emergencies, including plumbing and electrical issues, as applicable.
3. Respond to daily emergency and routine service work orders in a professional and timely manner.
4. Maintain the site’s appearance by collecting and disposing of refuse from common areas daily.
5. Perform snow removal duties, including shoveling, salting/sanding, and operating necessary equipment.
6. Execute preventative maintenance schedules as required.
7. Participate in annual apartment inspections as assigned.

Additional Responsibilities:
1. Adapt to organizational and property changes by taking on additional responsibilities as needed.
2. Work overtime as required for snow removal tasks.
3. Maintain a clean and professional appearance, wearing company-issued uniforms.
4. Exhibit courtesy towards residents at all times.

Qualifications:
1. Basic knowledge of electrical, plumbing, HVAC systems, carpentry, and general maintenance duties.
2. Ability to respond to emergencies in a timely manner.
3. Proficiency in reading product instructions and safety materials.
4. Capability to accurately complete work orders.
5. Effective communication skills with site staff and residents.
6. Ability to follow directions and operate snow equipment safely.
7. Competence in safely using power tools, such as saws and drills.
8. Must pass a pre-employment physical.

Education/Training/License:
Valid driver's license as per site requirements.

Experience:
Previous experience in general maintenance or a similar role is preferred.
