Job Title: Traveling Project Leader I

About the Role:

We are seeking a highly skilled and experienced Traveling Project Leader I to lead our mechanical retrofit projects. As a key member of our team, you will be responsible for the overall execution and performance of these projects, ensuring they are completed on time, within budget, and to the highest quality standards.

Key Responsibilities:
  • Plan, execute, and manage assigned mechanical projects, ensuring they are completed in accordance with Johnson Controls' standard practices.
  • Oversee the mechanical retrofit process, ensuring it is performed efficiently and effectively.
  • Estimate mechanical work and present proposals to customers, assisting sales in project development efforts and performing pre-bid reviews.
  • Recruit, hire, and supervise resources to staff the project team, ensuring they have the necessary skills and expertise to deliver high-quality results.
  • Interface with the Truck-Based team to control manpower and ensure proper staffing levels.
  • Review and interpret contract Terms and Conditions, ensuring compliance with Johnson Controls' standards.
  • Coordinate with support teams on drawing layouts and detailing for proper job installation, analyzing financial reporting systems and project schedules to proactively address potential problems and manage risk.
  • Investigate solutions and establish project recovery plans, providing ongoing cost and estimate analysis reporting.
  • Manage allocation of costs to financial reporting systems, using Johnson Controls' standard tracking and reporting tools to effectively communicate project progress and financial status to management.
  • Proactively investigate opportunities for improvements in the project scope that will result in value-added change orders.
  • Responsible for asset management, including collections, cost control, progress billings, and payables.
  • Oversee assigned projects for compliance with specifications, local codes, and installation techniques, consistently negotiating buy-outs of materials, equipment, and subcontracts, and resolving disputes.
  • Manage material procurement, warehousing, and logistics processes, providing high-quality written communications.
  • Ensure project document controls comply with contract requirements and Johnson Controls' standards, developing and maintaining viable long-term relationships with customers and subcontractors.
  • Ensure subcontractors understand expectations of the project, owning and managing project execution plans, including updating the project schedule, and ensuring close-out transition to the appropriate Johnson Controls Truck-Based team is achieved.
  • Coordinate performance of owner training requirements, ensuring Johnson Controls team members and subcontractors adhere to safety standards.
Requirements:
  • Six or more years of comprehensive, technical, and operational knowledge of the HVAC service business, particularly related to smaller fast-track retrofit, remodel, and tenant improvement types of projects.
  • Leads assigned Mechanics on a portfolio of projects typically $3-4M in revenue.
  • Two to four years of engineering or trade school training, such as an engineering degree or equivalent, is preferred.
  • Installation and Service experience related to complex HVAC Mechanical systems and equipment is desired.
  • Proficient in Project Management software and financial accounting systems, with strong Personal Computer capabilities in MS Office (Excel, Word, PowerPoint), Adobe Writer, Visio, and basic Windows environment.
