Key Responsibilities
  • Scheduling and Prioritization: Schedules and prioritizes maintenance work orders to ensure efficient use of resources and minimize downtime.
  • Maintenance and Repair: Schedules maintenance and repair of campus assigned vehicles with passenger safety being the ultimate objective.
  • Facilities Management: Ensures upkeep and maintenance of all buildings, fixtures, furnishings, and equipment.
  • Heating and Cooling: Ensures that air conditioning and heating of buildings are functioning, and controls are properly set.
  • Lighting: Maintains proper lighting levels at all times in all buildings on campus, including such areas as offices, classrooms, hallways, storage and utility rooms.
  • Grounds Maintenance: Provides and supervises daily work schedule of maintenance, custodial, and work study personnel under the supervision of the maintenance department.
  • Leave Management: Manages leave requests, purchase orders, and maintenance records for the maintenance department in such a way as to not disrupt normal functioning of the department.
  • Campus Inspections: Inspects entire campus daily and supervise litter clean-up.
  • Grounds Maintenance Staff: Provides and supervises ground maintenance staff or contract to include grass cutting and tree trimming, shrubbery trimming, fertilizing, mulching, watering, and clearing of grass.
  • Drain Maintenance: Keeps drains open under sidewalks.
  • Equipment Maintenance: Lubricates, checks oil, and water on equipment each day before use.
  • Parking Lot Maintenance: Periodically cleans all parking lots.
  • Emergency Response: Uses mature judgment in applying rules and regulations in emergency situations.
  • Event Setup: Supervises the setting up of equipment, tables, chairs, etc. for special events.
  • Hazard Elimination: Eliminates any situation which may be hazardous to students, employees, or visitors.
Additional Responsibilities
  • Confidentiality: Handles sensitive information in a confidential manner.
  • Professionalism: Maintains a highly professional attitude and demeanor at all times.
  • Leadership: Provides responsible, appropriate, and satisfactory leadership on campus and within the College.
  • Communication: Communicates positively and professionally in all aspects of the position.
  • Attendance: Attends all staff meetings, College meetings, and professional development activities.
  • Policies and Procedures: Becomes thoroughly familiar with all pertinent state and national policies and comply with said policies.
  • Committee Work: Serves on and provide information to college committees as needed.
  • Compliance: Complies with ACCS and College policies, as well as state and federal laws.
  • College Promotion: Ensures the positive promotion of the College and integration of all campuses within the College.
  • Punctuality: Is prompt and punctual in reporting for work, meetings, and office hours.
Qualifications
  • Education: Bachelor's degree in a related field from a regionally accredited institution OR equivalent recent relevant full-time work experience (two years of full-time recent relevant work experience for every one year of college).
  • Experience: Three (3) years of related experience.
  • Flexibility: Ability to work flexible hours.
  • Problem-Solving: Ability to think quickly, clearly, and analytically when confronted with a problem.
  • Driver's License: Current and valid driver's license.
  • Communication Skills: Excellent communication skills (both verbal and writing).
  • Customer Service: Excellent customer services, specifically calm and friendly service.
  • Operational Skills: Ability to operate a motor vehicle, tractor, and standard business office machines.
  • Priority Management: Ability to manage competing priorities and stressful situations.
  • Instruction Following: Ability to carry out instructions furnished in written, oral, or diagram form.
  • Problem-Solving: Possess problem solving capabilities to diagnose problems and determine appropriate pathways of correction.
Preferred Qualifications
  • Industry Certification: Industry certification in the technical field of HVAC, Plumbing, Electrical, Carpentry, or similar field.
  • Supervisory Experience: Previous supervisory experience.
  • Operational Skills: Ability to operate a motor vehicle, tractor, and standard business office machines.
  • Blueprint Reading: Ability to read and follow blueprints.
  • Mathematical Skills: Ability to calculate percentages, fractions, etc.
