Key Responsibilities:

  • Conducts regular upkeep on both the interior and exterior of the premises.
  • Coordinates with vendors and contractors for necessary repairs and urgent situations that exceed routine maintenance tasks.
  • Keeps a detailed log of maintenance activities and schedules for upcoming services.
  • Ensures a safe working environment by identifying and addressing unsafe conditions.
  • Maintains an operational atmosphere to deliver a satisfactory level of service to residents.
  • Follows the preventative maintenance strategy for the community.
  • Executes minor repairs and replacements in areas such as carpentry, electrical systems, HVAC, plumbing, mechanical, painting, flooring, and other minor repairs as per daily work orders, ensuring no permits are required.
  • Completes all necessary documentation and work orders utilizing the KWPMC work order system.
  • Performs physical tasks, including lifting and moving heavy items as directed by the Chief Maintenance Engineer or Property Manager, adhering to safety protocols.
  • Regularly inspects mechanical systems and equipment to guarantee optimal performance and maintenance.
  • Monitors and adjusts controls for building systems, including air conditioning and heating.
  • Periodically checks common areas to ensure cleanliness and aesthetic appeal.
  • Reports any issues, including those outside of assigned responsibilities, to the Chief Engineer or Maintenance Supervisor.
  • Keeps assigned tools and equipment in excellent working condition.
  • Adheres to all State, Federal, and Company safety regulations while performing tasks to maintain a secure work environment.
  • Properly utilizes new equipment and follows safety protocols before use.
  • Responds to urgent maintenance requests as necessary.
  • Assists in maintaining records of scheduled maintenance activities.

Work Environment:
This role requires the employee to work both indoors and outdoors at a residential property. The noise level may vary from moderate to loud.

Physical Requirements:
The physical demands outlined here are representative of those that must be met by an employee to successfully perform the essential functions of this position.

The employee is expected to walk throughout most of their shift and may need to sit, stand, reach, lift, bend, kneel, stoop, climb, push, and pull items weighing up to 30 pounds. The role requires manual dexterity, auditory and visual skills, and the ability to follow both written and oral instructions. Employees will need to climb stairs and ladders, work at heights, and be able to detect auditory and/or visual emergency alarms. The noise level in the work environment is typically moderate but can become loud at times.

Position Type/Expected Hours of Work:
This is a non-exempt (hourly) position. Workdays and hours will be determined by the property and will align with the hours of the association. This schedule may be adjusted to meet the operational needs of the property.
