Job Overview

Facilities Maintenance Specialist

The main duty is to guarantee the prompt execution of all designated maintenance tasks and additional responsibilities, which include liaising with and overseeing subcontractors. Responsibilities encompass conducting repairs, preparing units, and executing preventative maintenance measures.

Key Responsibilities & Tasks

  • Organizes, prioritizes, and ensures the timely fulfillment (within 48 hours) of all assigned work requests.
  • Performs essential repairs related to HVAC systems, electrical installations, carpentry, fixtures, plumbing, appliances, and windows.
  • Creates, monitors, and implements a preventative maintenance strategy for assigned properties, ensuring ongoing maintenance and general upkeep.
  • Delegates work orders to qualified subcontractors as necessary and supervises their work to ensure timely project completion.
  • Aids in prioritizing work requests and oversees the maintenance of buildings and equipment.
  • Prepares vacant units as directed.
  • Responsible for emergency maintenance services as scheduled.

Communication Skills

  • Engages with residents, vendors, and colleagues in a respectful and professional manner, treating others with dignity and empathy.
  • Maintains clear and concise communication with property management and regional maintenance supervisors regarding work schedules, purchases, work order statuses, and unit turnover updates.
  • Informs all relevant parties of any delays, including direct communication with residents and property managers when delays are due to ordered parts.
  • Collaborates with management to ensure compliance with all applicable local, state, and federal regulations.

Safety Protocols

  • Adheres to all company safety policies and local, state, and federal regulations.
  • Inspects tools and equipment prior to use; utilizes personal protective equipment when necessary.

Minimum Qualifications

  • High school diploma or equivalent.
  • Two-year Technical Degree or equivalent practical experience.
  • Four years of experience in apartment/building maintenance or a related field.
  • Intermediate computer skills, including the ability to send and receive emails, log hours in an online system, and perform data entry in Microsoft Office applications.
  • Special Boilers license is preferred.
  • Class A boilers license is preferred.
  • CRMT accreditation is preferred.
  • Must provide personal hand tools.
  • Effective written and verbal communication skills.
  • Strong interpersonal skills.
  • Valid driver's license and access to reliable transportation.
  • Availability for on-call duties, including weekends and potential overtime as required.

Knowledge, Skills & Abilities

  • Experience in building maintenance, including appliance repair, plumbing, electrical work, HVAC, carpentry, and preventative maintenance.
  • Willingness to learn and contribute beyond assigned tasks as part of a team.
  • Ability to work independently.
  • Strong interpersonal skills.

Physical Demands

  • Ability to stand, walk, reach, climb, bend, and kneel.
  • Ability to lift up to 30 pounds frequently and 50 pounds occasionally.
  • Ability to reach above and below shoulder level.
  • Ability to use hands and fingers for grasping, twisting, and pulling.
  • Ability to work outdoors in various weather conditions.
