Role Summary

The Apartment Leasing Specialist plays a crucial role in ensuring the successful operation of our residential community. This position is focused on achieving leasing goals, enhancing resident satisfaction, and executing effective marketing strategies. The specialist will manage the leasing process, provide exceptional customer service, and perform various administrative tasks as required.

Key Responsibilities:
  • Conduct property tours and lease apartments to prospective tenants while delivering outstanding customer service and achieving monthly leasing targets.
  • Prepare lease agreements and collect initial deposits from new residents.
  • Ensure that model and available units are in pristine condition for showings, maintaining an organized and appealing workspace.
  • Possess in-depth knowledge of leasing terms, community policies, and property specifications, with the ability to train team members.
  • Understand various floor plans and their unique features, providing guidance to potential residents.
  • Utilize effective sales techniques and communication skills to engage with prospective tenants.
  • Maintain comprehensive knowledge of application procedures, screening processes, and community regulations.
  • Develop and implement a resident retention strategy in collaboration with the Property Manager.
  • Actively participate in the lease renewal process to ensure resident satisfaction.
  • Maintain accurate records of resident and property files, ensuring compliance with company policies.
  • Submit maintenance requests on behalf of residents and verify timely completion of work orders.
  • Assist in organizing community events to foster resident engagement.
  • Address resident inquiries and concerns promptly and professionally, ensuring a high level of service.
  • Uphold a professional demeanor and appearance at all times, effectively managing rental information within the company’s database.
  • Perform additional administrative tasks as assigned.
Qualifications:
  • Regular attendance is essential; availability to work weekends is required.
  • Ability to read and interpret lease agreements, safety regulations, and related documents.
  • Proficient in performing calculations related to discounts, commissions, and percentages.
  • Strong communication skills to interact effectively with colleagues and clients.
  • Comprehensive understanding of Fair Housing laws and the ability to enforce compliance.
  • Intermediate proficiency in Microsoft Office applications.
  • Exceptional organizational skills with the ability to manage multiple tasks simultaneously.
  • Must successfully pass background checks, including criminal, credit, and drug screenings.
  • Experience with Yardi software is preferred.
