Job Summary

The Maintenance Supervisor is a key member of the Community Roots Housing team, responsible for ensuring the smooth operation of our apartment communities. This role requires a high level of technical expertise, strong problem-solving skills, and excellent communication abilities.

Key Responsibilities
  • Repair and Maintenance: Apply technical knowledge to resolve issues with plumbing, electrical, carpentry, appliance, mechanical, and facilities maintenance systems.
  • Property Inspections: Conduct daily walks of buildings and properties to ensure cleanliness, safety, and security.
  • Troubleshooting: Identify and resolve issues with building systems and manage vendor repairs as needed.
  • Quality Control: Maintain high standards of quality in building systems and components.
  • Inventory Management: Track equipment inventory, purchase maintenance supplies, and manage vendor contracts.
  • Financial Management: Code maintenance invoices, monitor billing accuracy, and process invoices according to accounting policies.
  • Record Keeping: Maintain accurate and complete maintenance files, recording all maintenance and repair activity.
  • Vendor Management: Develop and maintain a list of approved, cost-effective suppliers.
  • Reporting: Provide information for annual budget preparation and advise the Site Manager on purchasing and inventory needs.
  • Regulatory Compliance: Ensure knowledge of and adherence to Seattle and Washington State Landlord Tenant, Fair Housing, and ADA regulations.
  • Emergency Response: Respond to building emergencies, initiate required actions, and follow emergency procedures.
Requirements
  • Education: High School Diploma or GED.
  • Experience: 2+ years' experience working as an Apartment Maintenance Technician or in a related field.
  • Technical Skills: General experience in and ability to perform basic plumbing, electrical, carpentry, appliance repair, building hardware/lock systems, wall repair, and painting.
  • Communication Skills: Ability to speak, read, and write standard business English.
  • Computer Skills: Basic computer skills, including email, MS Word, and MS Excel.
  • Problem-Solving Skills: Ability to follow instructions accurately and to problem-solve effectively.
  • Organizational Skills: Ability to keep accurate records and perform basic mathematical computations.
  • Cultural Competence: Ability to work effectively with people of diverse personalities, cultures, and communication styles.
