Position Summary

The role of the Mobile Assistant Property Manager is pivotal in supporting the Property Managers to enhance operational excellence and drive property performance.

This position requires strong interpersonal skills to effectively engage with customers, assisting them in identifying their storage needs while providing timely and cost-effective solutions.

Daily responsibilities include resolving inquiries, addressing concerns, and offering general information about our company and its policies.

Managers will be actively involved in inspecting, cleaning, and preparing units for lease, as well as maintaining the property grounds and facilities to ensure the highest standards of cleanliness, safety, and visual appeal.

Key Performance Indicators
  • Achieve a lead-to-reservation conversion ratio of 65% or higher.
  • Maintain unit occupancy rates at 92% or above while driving month-over-month revenue growth.
  • Keep monthly delinquency rates at 4% or lower.
Responsibilities
  • Show and lease storage units, parking spaces, and office suites.
  • Convert leads from various sources into rental agreements.
  • Manage account receivables through collections, payment processing, and daily closing procedures to ensure accurate deposits.
  • Offer merchandise for sale and assist customers in selecting appropriate unit sizes.
  • Provide prompt, enthusiastic, and professional greetings to all new customers and tenants.
  • Resolve tenant issues efficiently or escalate to the District Manager as necessary.
  • Ensure adherence to company standards for cleanliness, appearance, and professionalism.
  • Conduct daily inspections of the facility for cleanliness and security, performing lock checks regularly.
  • Manage multiple facilities according to a schedule established by the District Manager.
  • Travel to various facilities as required for this role.
  • Perform additional essential duties as assigned.

  • Basic knowledge of budgets and profit & loss statements.
  • Strong interpersonal and communication skills, both in person and over the phone.
  • Able to work independently and collaboratively within a team.
  • Proficient in computer applications, including Microsoft Office and Outlook.
  • Willingness to perform light maintenance tasks as needed.
Benefits

This full-time position offers a competitive hourly wage ranging from $16 to $18, with the potential for bonuses. Candidates should be available to work weekends as required. The standard schedule includes weekdays and Saturdays. Additional benefits include health, dental, and vision coverage, a 401K plan with company contributions, paid time off, and a uniform stipend.
