SUMMARY

Framework Development Group is the in-house general contracting division of Framework Group, LLC, a prominent multi-family real estate development firm headquartered in Tampa, FL. We are currently seeking experienced Superintendents for our apartment development projects along the east coast of Florida. The Superintendents will be required to operate from the construction site, with a standard weekday schedule starting at 7:00 a.m., and may occasionally work on Saturdays.

As a dynamic and rapidly expanding organization, Framework has established itself as one of the leading multi-family developers in Florida since its inception in 2010, boasting a portfolio of exceptional developments in high-growth areas across the state. Our current pipeline includes 2,200 stabilized units, 1,550 units under construction, and 2,000 units in various stages of pre-development. With a robust project pipeline and an in-house contracting approach, Framework is committed to providing exceptional stability and a collaborative, team-oriented environment for construction professionals who join our team.

JOB DESCRIPTION

Reporting directly to the Vice President of Construction, Superintendents will independently oversee all on-site construction operations for multi-family developments with budgets ranging from $20 million to $100 million. Key responsibilities include:

  • Site logistics management
  • Scheduling and coordinating all materials, labor, and equipment necessary for on-site work
  • Collaborating with the Project Manager to develop and continuously update the project schedule
  • Managing permitting and inspection processes
  • Leading regular Subcontractor and Safety Meetings
  • Ensuring compliance with project safety standards
  • Conducting quality control measures
  • Ensuring adherence to contract drawings and specifications, including handling RFIs and coordinating design team inspections and corrections as necessary
  • Interfacing with Development and Design Teams as required
  • Overseeing project turnover, phased occupancy, and closeout procedures
  • Managing warranty obligations
  • Supervising and mentoring one or more Assistant Superintendents

REQUIRED SKILLS & EXPERIENCE

  • Minimum of 10 years of experience managing multi-family construction projects, including wood-frame construction
  • Bachelor's degree in Construction Management, Engineering, Architecture, Business Management, or a related field is preferred
  • Proficiency in Procore and Microsoft Office applications
  • Demonstrated success in project scheduling, budgeting, and cost management
  • Strong analytical, written, and verbal communication skills
  • Exceptional problem-solving abilities and a collaborative mindset
