Role Summary:
We are looking for a proactive Facilities Maintenance Specialist to play a crucial role in maintaining our properties. This position involves performing regular grounds maintenance, cleaning, painting, preventive upkeep, and both routine and emergency repairs at our residential facilities.
Work Schedule: This is an onsite position with a schedule of Monday to Friday, either from 7:30 AM to 4:00 PM or 8:00 AM to 4:30 PM, as determined by your supervisor.
Your Responsibilities:
- Execute regular grounds maintenance, cleaning, painting, preventive upkeep, and emergency repairs.
- Collaborate with the Property Manager to assess work orders, unit turnover schedules, and overall property requirements, providing recommendations for necessary repairs.
- Adhere to fair housing regulations when entering occupied units and interacting with residents.
- Ensure confidentiality for tenants and staff.
- Prepare vacant units for re-renting promptly, including cleaning and maintenance, and coordinate with vendors or agency personnel as needed.
- Interpret and manage maintenance requests, work order logs, and company policies effectively.
- Maintain accurate records in compliance with company, city, state, and federal regulations.
- Act as the primary contact for tenant emergencies when necessary.
- Participate in scheduled staff meetings and training sessions as assigned.
- Notify Maintenance and Site Managers of required maintenance supplies and equipment, ensuring storage areas are organized.
- Diagnose and perform minor or routine repairs throughout the property, ensuring proper disposal of waste after each task.
- Work collaboratively with residential staff and external contractors in a respectful manner.
- Inspect plumbing, electrical, and mechanical systems to ensure facilities are safe and operational.
- Document actions taken and parts needed to complete assigned work orders.
- Provide management with suggestions for process improvements and efficiency enhancements.
- Represent Bellwether Housing positively in all aspects of your work.
- Perform pest control duties as required.
- Be flexible to work non-traditional hours as dictated by property needs.
- Contribute as a team member at the site.
- Complete any additional tasks assigned by the Maintenance Manager and Property Manager.
Candidate Profile:
- Willingness to travel and work at various Bellwether locations as necessary.
- Possession of a valid driver's license and appropriate automobile insurance, with a clean driving record.
- Proficient in using computers and mobile devices.
- Strong organizational and time-management abilities.
- Familiarity with company policies and procedures.
- Ability to be on-call as required.
- Legible handwriting and basic math skills.
- Capability to manage challenging interactions with professionalism.
- Commitment to maintaining confidentiality.
- Professional appearance in accordance with uniform policies.
- Physical ability to perform demanding tasks for extended periods.
- Capacity to work independently with minimal supervision.
- Able to lift and carry up to 50 lbs.
- Experience in safely operating power tools and maintenance equipment.
- A high school diploma or equivalent is required.
- A minimum of one year of experience in property management or a related field.
