Job SummaryWe are seeking a self-driven and entrepreneurial leader to join our team as a Vice President of Development and Construction. This is an exciting opportunity to oversee the development activities of a property from initial formation to completion, leading pre-development activities, and building a pipeline of 4% and 9% LIHTC projects.
Key Responsibilities- Oversee the development activities of a property from initial formation to completion.
- Lead pre-development activities, including market and site selection, contract negotiations, zoning/rezoning, deal structure, underwriting, relationship building, and management of internal and external partners.
- Build and maintain a pipeline of 4% and 9% LIHTC projects.
- Evaluate the financial feasibility of projects, manage project proforma analysis, including budgets, schedules, timing, and underwriting assumptions.
- Evaluate and oversee the process of securing zoning and other local government entitlements required for development.
- Assemble and oversee the development team, including hiring and supervision of architects, engineers, development consultants, attorneys, and other professionals.
- Work with local officials and community stakeholders to build support for developments.
- Analyze and understand State Qualified Allocation Plans in connection with the submission of applications for 4%/9% Low Income Housing Tax Credits.
- Prepare and submit financing applications for the Low-Income Tax Credit, Bonds, HOME, and various other finance applications.
- Work with other departments to track milestone progress throughout the life cycle of each transaction.
- Coordinate assignment of relevant work to various team members as needed to move the development forward.
- Prepare and present investment committee packages for executive-level review.
- Must be an organized, entrepreneurial leader with attention to detail and strong analytical, time management, and problem-solving abilities.
- Must possess excellent verbal and written communication skills and be able to multitask efficiently in a fast-paced work environment.
- Must have multifamily development experience.
- Bachelor's Degree or equivalent, ideally in Business, Real Estate, Finance, Architecture, Urban Planning, Engineering, or a similar field with at least 7 years' experience.
- Experience in the affordable housing industry required.
- Ability and willingness to travel.
