Job Description

Baltimore City Public Schools is seeking a highly skilled Building Automation Systems Technician II to join our team. As a key member of our facilities maintenance team, you will be responsible for the maintenance, troubleshooting, and installation of building automation systems (BAS) within our facilities. This role involves performing routine system checks, calibrating devices, and ensuring optimal operational efficiency. You will also be tasked with diagnosing and repairing system issues, managing documentation of work performed, and generating reports related to energy usage. Additionally, the position requires collaboration with junior technicians and adherence to safety protocols.

Key Responsibilities:

  • Perform routine maintenance of building automation systems in City Schools facilities to ensure operational efficiency of systems and troubleshoot any alarms or issues identified by the system.
  • Perform system backups, install appropriate updates and patches to building automation systems.
  • Test, calibrate, and verify system and peripheral devices. Testing to be performed according to all applicable standards and operating systems specifications.
  • Diagnose and perform system operations repairs in a timely manner and make adjustments to building automation systems as required.
  • Verify system functional performance to ensure proper operations according to shop drawings/sequence of operations, etc.
  • Perform installation of control device hardware and program sequence of operation.
  • Perform point-to-point checkout on HVAC equipment (i.e. chiller plant, boilers, air handlers, VAV's, VFD's, rooftop units, etc.).
  • Perform BACnet integration of system-to-system and/or third-party equipment.
  • Perform system customization such as graphics editing, equipment relationship setup, and creating equipment summaries.
  • Act as a mentor to junior technicians.
  • Complete documentation of all work done, including all readings, offsets, etc.
  • Generate reports as requested of items that affect energy usage including schedule changes, temperature trend logs and equipment trend logs.
  • Keep up to date on BAS system changes and new developments in product and preventive maintenance techniques.
  • Demonstrate ability to manage detail and provide complete and consistent follow through to completion of both routine and special tasks.
  • Write and file reports and recommend adjustments and actions to bring systems into compliance.
  • Responsible for the input of work orders in Asset Essentials (a computerized management maintenance system) for tracking of the repair and maintenance of building automation systems.
  • Perform and promote all activities in compliance with equal employment and nondiscrimination policies; follows federal laws, state laws, school board policies and the professional standards.

Desired Qualifications:

  • High School diploma or GED equivalent required.
  • A valid driver's license with no major or frequent traffic violations.
  • Three or more years of experience in BAS installation and programming or HVAC Service.
  • HVAC or BAS relevant coursework, certificates, or licenses preferred.
  • Stationary Engineering License preferred.
  • Strong hands on mechanical and electrical aptitude.
  • Proficiency with common systems such as Metasys, Desigo, Synchrony, EcoStruxure.
  • Ability to read and interpret construction documents such as cx reports, floor plans, blueprints, TAB reports, specifications, and schematics.
  • Basic Project Management and documentation skills.
  • Demonstrated ability to work independently, as well as on a project team.
  • Demonstrated organizational skills with the ability to prioritize and complete tasks.
  • Possess an operating knowledge of Microsoft office/suite (Excel, Word, SharePoint, OneDrive, etc.).
  • Comfortable with hand-held devices (i.e. Smartphone, iPad) as well as computers.
  • Ability to use basic mechanical and electrical hand tools including electronic test equipment such as a multi-meter.
  • Familiarity with running network cabling and termination.
  • Ability and willingness to work beyond an 8-hr day and responds to after-hours emergency calls, work on-call rotation and/or overtime.
  • Maintains regular, on-time attendance.
  • Awareness of basic construction site safety and OSHA practices.
