Job Summary

The Building Engineer I plays a crucial role in ensuring the safe, efficient, and proper operation of assigned properties. This individual applies trade skills to perform preventive maintenance and corrective repair of building systems, working under the supervision of the Chief Engineer, Assistant Chief Engineer, or property management staff.

Key Responsibilities
  • Comply with all applicable codes, regulations, and governmental agency directives related to building operations and work safety.
  • Work in a constant state of alertness and safe manner, completing tasks as directed.
  • Assist with the preventive maintenance program for all electrical equipment, including troubleshooting and replacement of outlets, switches, lighting ballasts, circuit breakers, motor control starters, motors, and more.
  • Perform inspections on chillers, adjust and record findings, and replace belts, motors, bearings, actuators, and valves on all mechanical equipment.
  • Respond to HVAC calls, knowledgeable in building automation systems (BAS), and proficient in chemical treatment.
  • Identify and respond to fire alarms and trouble calls, properly enabling or disabling points, and conduct inspections of emergency generator and fire pumps, recording results.
  • Maintain a basic understanding of mechanical drawings and wiring diagrams, repairing or replacing door closures, hardware, and operators, and adjusting or repairing security systems.
  • Order materials necessary to complete tasks, arrange for subcontractors when required, and update job knowledge at an appropriate level by participating in educational opportunities and reading professional publications.
  • Perform and/or oversee the day-to-day efficient operation, maintenance, and repair of all building and site systems for assigned properties, including HVAC, electrical, lighting, plumbing, energy management, water treatment, hardware, keying, and fire protection.
  • Assist in the monitoring of contractors, inspecting work, and generating deficiency lists, accurately completing tenant requests, repair work, and related records for the respective site/buildings as required.
  • Be available for various shifts, to fill in for other staff, and to work extended hours, nights, weekends, and holidays to ensure adequate building coverage and perform necessary repairs as needed.
  • Assist in the monitoring and implementation of OSHA requirements and perform other duties as assigned.
Requirements
  • Valid driver's license and clean driving record required.
  • High school diploma or equivalent.
  • Minimum 3 years' experience in the building operation/maintenance field preferred.
  • Universal EPA Refrigerant Handler License required.
  • NATE Certified HVAC Technician.
  • Refrigeration Operating Engineer or Stationary Engineer License required.
