At Drucker and Falk, LLC, we are seeking a highly skilled and experienced Maintenance Superintendent to join our team. The successful candidate will be responsible for the physical upkeep of our communities and will report directly to the Property Manager.
Key Responsibilities:- Train and Supervise Staff: The Maintenance Superintendent will be responsible for training and supervising all maintenance staff members under their direction.
- Hire and Terminate Employees: The Maintenance Superintendent will be responsible for hiring and terminating employees in accordance with Drucker and Falk policy and under the direction of the Property Manager.
- Counsel and Document Employees: The Maintenance Superintendent will counsel and document maintenance employees to improve their work and work attitudes.
- Establish Schedules and Assign Tasks: The Maintenance Superintendent will establish schedules and assign personnel routine maintenance tasks.
- Ensure Maintenance Coverage: The Maintenance Superintendent will ensure that the community has maintenance coverage at all times in case of emergencies or emergency work requests.
- Perform Safety Inspections: The Maintenance Superintendent will conduct monthly safety meetings with staff and document topics discussed. They will also emphasize safety with all new employees.
- Inspect Buildings and Grounds: The Maintenance Superintendent will continually inspect buildings, grounds, and common areas to identify needed preventative maintenance, to ensure that the buildings and common areas are clean, grounds are being properly maintained, and to identify current and potential safety hazards.
- Maintain Shop and Equipment: The Maintenance Superintendent will maintain a clean, safe, and well-organized shop and equipment storage area in compliance with all OSHA regulations.
- Perform Repairs and Maintenance: The Maintenance Superintendent will perform necessary maintenance and repairs in apartments with work orders.
- Strive for Timely Completion: The Maintenance Superintendent will strive to see that all work orders are completed within 24 hours.
- Turn Vacant Apartments: The Maintenance Superintendent will turn vacant apartments into units ready for occupancy following Drucker and Falk guidelines.
- Schedule Contractors: The Maintenance Superintendent will schedule contractors for maintenance-related work. They will secure bids and proposals as directed.
- Use Contract Labor: The Maintenance Superintendent will use contract labor whenever it becomes cost-effective, following approval by the Property Manager or Regional Property Manager.
- Follow Budgetary Guidelines: The Maintenance Superintendent will strictly follow established budgetary guidelines.
- Follow Purchasing Directives: The Maintenance Superintendent will follow all Drucker and Falk purchasing directives and procedures.
- Maintain Operating Manuals: The Maintenance Superintendent will maintain operating manuals, warranty records, and other materials pertaining to general inventory and parts replacement and availability.
- Stay Up-to-Date: The Maintenance Superintendent will keep abreast of developments in the field, including new products and new and less expensive ways of making repairs.
- Maintain Resident Relations: The Maintenance Superintendent will always maintain the highest standards of resident relations.
- Complete Preventative Maintenance Sheets: The Maintenance Superintendent will complete and return monthly preventative maintenance sheets.
- Monitor O&M Programs: The Maintenance Superintendent will monitor all O&M programs (i.e., Asbestos, Lead-Based Paint, and Mold & Fungi) in place on the community to ensure that all O&M Specialists, Consultants, Contractors, and/or employees are notified of the presence of these substances when work to be performed may involve the disturbance of these substances.
