We are in search of a skilled facilities operations leader who will oversee the daily maintenance functions and overall condition of the assigned property, ensuring compliance with Avenue5 policies and standards, as well as all applicable local, state, and federal regulations. This role includes responsibilities related to risk management and financial oversight in alignment with the property budget.
Key Responsibilities
- Collaborate with the maintenance team to ensure daily tasks, including service requests and unit readiness, are completed effectively.
- Monitor and evaluate service request progress, identifying recurring maintenance challenges.
- Address maintenance issues promptly while adhering to Avenue5 policies and maintaining professionalism.
- Conduct various maintenance tasks, including repairs in electrical, plumbing, appliances, flooring, carpentry, HVAC, and grounds maintenance as per state regulations.
- Perform general carpentry work such as wallboard repairs, countertop replacements, finish carpentry, window repairs, door repairs, and tile work.
- Engage in proactive preventative maintenance activities, including upkeep of siding, painting, lighting, and more.
- Ensure accuracy in work order systems by verifying timely completion to company standards and resident satisfaction.
- Conduct daily inspections of property grounds, buildings, and common areas to uphold safety and cleanliness standards while identifying maintenance needs.
- Manage property emergencies, including severe weather events, fires, and floods.
- Communicate effectively with the maintenance supervisor and property manager regarding all maintenance concerns.
- Promote safety and risk management in accordance with all relevant regulations.
- Assist in monitoring response times for emergency maintenance assignments and participate in on-call rotations as necessary.
- Enhance customer satisfaction by maintaining high standards of cleanliness and curb appeal, while interacting courteously with residents.
- Build positive relationships with residents, other properties, and associated agencies.
- Conduct pre-move-in and post-move-out inspections, ensuring timely completion of unit turnover.
- Serve as a mentor to the maintenance team.
- Maintain a professional demeanor and appearance, promoting the same within the team.
- Administer the company risk management program.
- Complete special projects as assigned by the maintenance supervisor or property manager.
- Engage with suppliers and contractors for necessary work, ensuring compliance with company policies.
- Collaborate with the property manager to ensure compliance with company, ownership, state, and federal standards.
- Participate in weekly property walks with leadership to address operational challenges.
- Ensure maintenance costs align with the property budget and provide input for future budget considerations.
- Perform other duties as assigned by property leadership.
- High school diploma or equivalent is required.
- A minimum of three years of experience in property management or a related field.
- General maintenance and carpentry skills are essential.
- Proficient in reading, writing, and understanding English.
- Ability to operate general office equipment, including telephones, fax machines, printers, and copiers.
- Exceptional customer service and interpersonal skills.
- Strong organizational and time-management abilities.
- Capability to manage multiple tasks simultaneously.
- Basic mathematical skills are necessary.
- Ability to handle difficult situations with professionalism.
- Commitment to confidentiality.
- Professional appearance and adherence to uniform policies are required.
- A valid driver's license, clean driving record, and current auto insurance are mandatory.
- Compliance with all safety regulations is essential.

- Regular schedule maintenance is required, which may include overtime, weekends, and non-traditional holidays.
- On-call duties may be necessary during staffing shortages.

- Frequent contact with the public may lead to exposure to communicable diseases.
- Possibility of encountering aggressive individuals.
