Maintenance Equipment Specialist

The Make Ready Technician plays a pivotal role in ensuring the physical integrity of the property, working closely with the Maintenance Supervisor to create a safe and secure environment for residents, visitors, and staff.
Key Responsibilities
- Conduct all business in accordance with company policies and procedures, as well as state and federal regulations.
- Stay knowledgeable about pertinent laws and regulations, including EPA and OSHA standards.
- Be aware of property conditions at all times and take prompt action to address any unsafe conditions.
- Schedule and perform routine preventive maintenance on equipment as directed by the Maintenance Supervisor and Property Manager.
- Inspect and maintain tools in excellent condition.
- Be aware of utility meter cut-offs, apartment, and fixture cut-offs, as well as sewer clean-outs.
- Perform work area clean-up and safety-related duties.
- Ensure storage areas remain locked when not in use.
- Inspect and coordinate make-ready repairs and services, assisting make-ready staff as needed to meet deadlines.
- Report major repairs and need requisitions to the Maintenance Supervisor prior to any expenditure of funds.
- Change locks, rekey locks, and make keys.
- Remove and transfer heavy appliances and equipment from storage to apartments (or vice versa) as circumstances warrant.
- Assist in moving abandoned furniture, appliances, etc. to dumpsters when necessary.
- Perform other requests made by the Maintenance Supervisor, Property Manager, Service Director, Regional Manager, or other company officials as needed.
Requirements
- High School Diploma or equivalent required.
- Current Certifications in EPA, CPO preferred.
- Minimum of one year experience in property management.
- Ability to earn future designations as required by industry standards, EPA regulations, OSHA requirements, etc.
