Knowledge / Skills / Abilities
  • Proven track record in successful area property management, with a solid understanding of property maintenance, marketing, and insurance.

Required Knowledge and Experience
  • A minimum of five (5) years in Area Management.
  • A college degree is preferred. Professional designations (ARM, CAPS, CPM, etc.) are advantageous but not mandatory.
  • Proficiency in English is required.
Supervisory Responsibilities
  • The Area Property Supervisor supports the Regional Vice President and oversees all assigned properties.
  • Establishes and maintains a communication framework involving transactions and activities among Community Managers and the corporate office.
  • Responsible for hiring, training, supervising, developing, and terminating the employment of those under their supervision in accordance with company policies.
  • Monitors, assists, and recommends improvements for marketing initiatives; reviews occupancy rates; suggests rent schedules.
  • Conducts reviews/audits of property administrative, accounting, and maintenance functions to ensure compliance with established policies; approves exceptions as necessary.
  • Addresses resident relation issues.
  • Inspects properties to uphold the highest standards; evaluates maintenance, grounds, and housekeeping operations for efficiency. Conducts periodic inspections of vacant units to ensure market-ready conditions.
  • Supervises and coordinates the preparation of annual operating and capital budgets. Monitors budget performance and prepares monthly or quarterly summary reports.
  • Reviews and approves expenditures within specified budgetary limits. Negotiates and evaluates contracts, providing recommendations.
  • Establishes and updates property management forms, reports, and manuals.
  • Acts as the primary liaison between the Owner or Owner's Representative and Peak Living.
  • Travel is necessary; reliable transportation is required for conducting site audits.
  • Ensures compliance for all tax credit communities.
