Job Overview

The Facilities Maintenance Specialist plays a crucial role in assisting the Resident Service Director to ensure that the physical aspects of the property align with the established standards and legal requirements. This position involves diagnosing issues and performing repairs in various areas including HVAC (if certified), electrical systems, plumbing, pool maintenance, carpentry, drywall, exterior structures, and household appliances.

Key Responsibilities
  • Conduct repairs and maintenance on the physical structures of residential units using both hand and power tools.
  • Address and resolve maintenance requests, which may encompass HVAC, electrical, plumbing, carpentry, drywall, and appliance repairs.
  • Manage and complete service requests efficiently, ensuring customer satisfaction.
  • Support the Resident Service Director in executing preventative maintenance programs and maintaining accurate documentation.
  • Perform painting tasks for both interior and exterior structures, and repair drywall and woodwork using appropriate tools.
  • Fix plumbing fixtures and appliances, including boilers.
  • Repair flooring and tile as necessary.
  • Construct sheds and other auxiliary structures.
  • May carry out HVAC-related tasks, provided proper certification is held.
  • Respond promptly to all on-call requests.
  • Complete work orders in accordance with company guidelines and safety protocols.
  • Maintain accurate logs and paperwork related to inventory and hazardous materials.
  • Keep tools and equipment organized and in compliance with company policies.
  • Report maintenance issues to supervisors in a timely manner.
  • Be available to work a flexible schedule, which may include special events and weekends.

Physical Demands: While performing the duties of this job, the employee may be required to stand, walk, sit, use tools or controls, reach with hands and arms, and communicate effectively. The ability to lift and/or move up to 25 pounds is occasionally necessary. Specific vision abilities required include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.

Work Environment: The noise level in the work environment is typically moderate.

Qualifications
  • High School Diploma or General Education Diploma (GED).
  • A minimum of 2 years of experience in residential, commercial, or apartment maintenance.
  • HVAC or EPA Certification is preferred.
  • A valid Driver's License is required.

  • Strong interpersonal skills to engage with a diverse range of individuals.
  • Excellent time management skills with the ability to prioritize tasks effectively.
