Job Overview

The Facility Maintenance Specialist plays a crucial role in supporting the Property Management team by ensuring that all physical aspects of the property align with the company's standards and comply with relevant regulations. This position involves diagnosing issues and performing repairs in various areas, including HVAC (if certified), electrical systems, plumbing, pool maintenance, carpentry, drywall, and household appliances. Additionally, the specialist will assist in preventative maintenance tasks and prepare apartments for new residents.

Key Responsibilities
  • Conduct repairs and maintenance on the physical structures of residential units using both hand and power tools.
  • Address and resolve maintenance requests, which may involve HVAC, electrical, plumbing, carpentry, drywall, and appliance repairs.
  • Monitor service requests to ensure timely completion and high levels of customer satisfaction.
  • Assist in implementing preventative maintenance programs and maintain accurate documentation.
  • Perform painting tasks for both interior and exterior structures, and repair drywall and woodwork as needed.
  • Fix plumbing fixtures and ensure proper functionality.
  • Service boilers and various household appliances.
  • Repair plaster, flooring, and tiles.
  • Construct sheds and other auxiliary structures as required.
  • Perform HVAC tasks, provided the necessary certification is held.
  • Respond promptly to on-call requests and pages.
  • Complete work orders in accordance with company policies and safety standards.
  • Maintain logs and paperwork related to inventory and hazardous materials.
  • Keep tools and equipment organized and in good condition within the maintenance shop.
  • Report maintenance issues and concerns to supervisors in a timely manner.
  • Be available to work a flexible schedule, which may include weekends and special events.

Work Environment: The noise level in the work environment is typically moderate.

Qualifications
  • High School Diploma or General Education Diploma (GED).
  • A minimum of 2 years of experience in residential, commercial, or apartment maintenance.
  • HVAC or EPA Certification is preferred.
  • A valid Driver's License is required.
